About the position

The Assistant Property Manager plays a crucial role in supporting the Property Manager by overseeing leasing activities, managing resident relations, and ensuring compliance with community guidelines. This position is designed for individuals looking to advance their careers in property management, with responsibilities that include rent collection, application review, and resident engagement.

Responsibilities

  • Motivate and encourage Leasing Consultants in leasing tasks.
  • Collect rent in a timely manner and ensure accurate posting in the accounting system.
  • File evictions when applicable and stay informed of local laws and policies.
  • Issue lease violations when necessary and collaborate with the Property Manager to meet community guidelines.
  • Review and approve applications, ensuring compliance with community qualification guidelines.
  • Audit move-ins to confirm all applicable payments and necessary leasing documents are executed and uploaded.
  • Ensure residents' billing is accurate and up-to-date.
  • Complete monthly reports in accordance with company guidelines.
  • Familiarize with the property budget and assist in preparing and uploading bills for approval.
  • Troubleshoot and resolve resident situations before escalation to the Property Manager.
  • Assist with leasing activities and conduct property tours as needed.
  • Handle escalated service requests and ensure adherence to customer service standards.
  • Work closely with the Property Manager to meet budgeted occupancy and leasing goals.
  • Assist in hosting resident functions and maximizing resident renewals.

Requirements

  • Valid Driver's License
  • 1+ years of experience in property management or real estate preferred
  • High school diploma required; post-secondary education in business or property management preferred
  • Excellent computer skills, including knowledge of Microsoft Excel and Word
  • Strong verbal, math, and reasoning skills
  • Strong negotiating and sales abilities
  • Leadership, interpersonal, and organizational skills
  • Effective time management skills and attention to detail
  • Knowledge of property management software such as Yardi, Onesite, RealPage, etc.
  • Ability to handle multiple projects and cope with stress in a composed manner
  • Ability to maintain confidentiality and work independently or collaboratively.

Nice-to-haves

  • Experience with social media marketing for community engagement
  • Familiarity with customer service standards in property management
