About the position

The Assistant Property Manager at Encompass Housing plays a crucial role in supporting the Property Manager in the daily operations of the property. This position involves a variety of responsibilities aimed at ensuring the property is well-maintained and that tenant relations are managed effectively. The Assistant Property Manager will be involved in managing tenant relations, coordinating maintenance and repairs, and enforcing lease agreements. A key aspect of this role is to ensure compliance with local, state, and federal regulations, thereby providing a safe and well-maintained environment for all residents. The ideal candidate will be dedicated to maintaining the overall integrity of the property, ensuring resident satisfaction, and upholding the company's high standards. In this role, the Assistant Property Manager will conduct regular inspections of the property to identify maintenance needs and coordinate and supervise repair work and maintenance activities. They will ensure that the property is clean, safe, and well-maintained, addressing tenant complaints and resolving issues promptly. Providing excellent customer service to residents is essential, as is facilitating the move-in and move-out processes, including conducting walk-through inspections. The Assistant Property Manager will assist with the leasing process by showing units to prospective tenants and ensuring that lease agreements are properly executed and filed. Additionally, the Assistant Property Manager will enforce lease terms, handle lease violations, and prepare files for eviction proceedings when necessary. They will implement and monitor security measures to protect residents and the property, respond to after-hours emergencies, and coordinate with emergency services as needed. The role also involves coordinating with vendors and contractors for services such as landscaping, pest control, and cleaning, while overseeing the quality of work performed by external service providers. Maintaining accurate records of maintenance requests, repairs, and other property-related activities is crucial, as is preparing reports on property status, occupancy, and other relevant metrics. The Assistant Property Manager will also keep up-to-date with changes in housing laws and regulations to ensure the property remains compliant.

Requirements

  • High school diploma is required.
  • Minimum of 1-2 years of property management experience, with a strong understanding of property management principles and practices.
  • Strong knowledge of landlord tenant law and regulations, including Fair Housing laws.
  • Ability to empathize with residents while still enforcing community rules and policies.
  • Proficiency with Microsoft Office is a must.
  • Excellent problem solving, listening, and reasoning skills.
  • Ability to work with minimal supervision.

Nice-to-haves

  • Experience with non-profit affordable housing is highly desirable.
  • Customer service experience of at least 1 year is preferred.
  • Possession of a valid Driver's License is preferred.
