About the position

The Assistant Property Manager at Global Integrity Realty Corporation plays a crucial role in the daily operations of property management. This position is designed for an engaging and energetic individual who will assist the Property Manager in various tasks related to leasing and property operations. The Assistant Property Manager will be responsible for showing and leasing available apartments, ensuring that potential residents have a positive experience from the first interaction. This includes posting and monitoring advertisements daily to attract prospective tenants, as well as answering phone calls and practicing professional leasing techniques to convert inquiries into leases. In addition to leasing responsibilities, the Assistant Property Manager will implement and manage marketing initiatives to enhance the visibility of the property. A strong understanding of the local market area is essential, as the Assistant Property Manager must stay updated on market conditions to effectively position the property against competitors. Accurate record-keeping of resident and property activities is vital, as is the processing of applicants' paperwork, which includes applications, proof of income, and conducting credit and background checks in compliance with company policies and Fair Housing Laws. The role also involves conducting move-ins for new residents, completing maintenance requests for both residents and common areas, and collecting and recording rents and deposits. The Assistant Property Manager will perform any additional functions as requested by the Community Manager, ensuring that all aspects of property management are handled efficiently and professionally.

Responsibilities

  • Show and lease available apartments.
  • Post and monitor ads daily.
  • Answer the telephone and practice professional leasing techniques.
  • Implement and manage marketing initiatives.
  • Understand the market area where the community is located and stay up to date on market conditions.
  • Keep accurate records of resident and property activities.
  • Process applicants' paperwork including applications, proof of income, credit, and background checks, following company policies and procedures.
  • Conduct move-in for new residents.
  • Complete maintenance requests for residents and common areas.
  • Collect and record rents and deposits.
  • Comply with Fair Housing Laws.
  • Perform any and all functions as requested by the Community Manager.

Requirements

  • Possess a valid driver's license and an insured, operable vehicle.
  • 2+ years experience in property management with +200 units.
  • 2+ years experience in Yardi or industry-related software.
  • Marketing savvy and proficient in MS Word and Excel.
