About the position

The Assistant Property Manager plays a crucial role in supporting the Property Manager in the effective management of the assigned property. This position involves taking on all responsibilities in the absence of the Manager, ensuring that property objectives are met as outlined by the Corporate and Branch Office. The Assistant Manager is also responsible for maintaining accurate records and reports related to rents and deposits, as well as fostering positive relationships with residents and prospective clients.

Responsibilities

  • Assist the Manager in managing the assigned property effectively.
  • Assume all responsibilities in the Manager's absence.
  • Maintain accurate resident records and update daily on rents, deposits, and application fees received.
  • Issue appropriate notices for late payments, eviction notices, and returned checks.
  • Deposit all receipts before bank close each day.
  • Maintain a positive customer relations attitude.
  • Physically inspect the property, pick up litter, and report service needs to maintenance staff.
  • Inspect move-outs and vacancies as requested.
  • Be knowledgeable about all phases of leasing and resident retention.
  • Work with lease renewals each month.
  • Greet prospective clients, show property, and perform leasing duties as needed.
  • Handle incoming phone calls from prospective residents, current residents, and vendors.
  • Stay aware of local market conditions and trends.
  • Update reports concerning notices to vacate and leasing activity daily and provide information to the Manager.
  • Organize and file all applicable reports, leases, and paperwork.
  • Proofread lease paperwork and process move-ins and move-outs.
  • Process all security deposit move-out reports.
  • Accept service requests from residents and route them to maintenance for prompt processing.
  • Conduct service follow-ups with residents when work is completed.
  • Perform any additional duties assigned by the Manager or Property Supervisor.

Requirements

  • 1 year of experience as an Assistant Manager (preferred).
  • Valid Driver's License (preferred).
