About the position

Toll Brothers, America's Leading Luxury Home Builder, is seeking an Assistant Purchasing Manager for our division office in Mount Pleasant, South Carolina. The Assistant Purchasing Manager plays a crucial role in contracting trade partners for labor and material items for each cost code they manage. This position involves working closely with local trade partners, national and regional suppliers, and distributors to identify opportunities for negotiating cost savings within their trade categories. The individual will collaborate with Operations to ensure that the appropriate trade partners are bid, negotiated, and awarded contracts, while also serving as a resource for the National Purchasing team to support company-wide cost savings initiatives. In this role, the Assistant Purchasing Manager will be responsible for budgeting and contracting trade categories within the division. This includes collaborating with Community Planning to develop community specifications and trade budgets for new land deals and community openings. The individual will bid, negotiate, and approve trade partner contracts in partnership with division Operations leaders, manage contract maintenance, and update scopes of work for their trade assignments. Additionally, the Assistant Purchasing Manager will partner with various departments, including Community Planning and Architecture, to ensure that new plan developments are approached with value engineering and SKU optimization in mind. The role also encompasses analytics and process improvement, where the Assistant Purchasing Manager will perform financial analyses of new and existing contracts, assess the financial health of trade partners, and analyze total spending by trade category to identify opportunities for greater savings. The individual will be responsible for product optimization, SKU demand planning, and ensuring alignment with national and regional agreements regarding product specifications. Furthermore, the Assistant Purchasing Manager will manage trade partner relationships by facilitating a collaborative environment, measuring trade partner performance, and acting as an intermediary to maintain quality standards and cost-effectiveness. The position requires E1 data entry and analysis, estimating and take-off unit quantities for specific trade categories, and conducting monthly budget analyses and price change reporting.

Responsibilities

  • Budgeting/Contracting of trade categories in the Division
  • Collaborate with Community Planning to develop community specifications and trade budgets for new land deals and new community openings
  • Bid, negotiate, and approve trade partner contracts in partnership with division Operations leaders
  • Manage contract maintenance and scopes of work updates for their trade assignments
  • Partner with Community Planning, Architecture, and other functions to ensure new plan development is looked at through the lens of value engineering and SKU optimization
  • Partner with Architecture to ensure national guidance is adhered to for room and option naming
  • Recommend strategic sourcing strategies to lower total cost of ownership
  • Apply national strategies to local market, unbundling labor and material pricing, where applicable
  • Oversee the model home rebate collection process
  • Perform financial analysis of the impact of new and existing contracts
  • Determine the financial health of trade partners, notify others of potential problems
  • Analyze total spend by trade category, supplier, community, etc. to identify opportunities to leverage spending for greater savings
  • Determine optimum product specifications and ensure there is alignment with national and regional agreements
  • Develop an understanding of trade partners' cost drivers
  • Facilitate a collaborative environment with trade partners, local distributors and manufacturers
  • Measure trade partner performance, track and counsel
  • Act as an intermediary with trade partners and Operations personnel to maintain quality standards of production and cost effectiveness
  • Research and secure primary contractors for new developments

Requirements

  • Bachelor's Degree in Business Administration, Construction Management or Supply Chain Management (or extensive experience in the residential homebuilding industry)
  • Minimum 3 years of experience in contracting and negotiating pricing of building materials or some experience in the residential building sector
  • Working knowledge of Microsoft Office programs, specifically Excel, and aptitude to learn new software programs (E1)
