About the position

The Assistant Real Estate Project Manager will be crucial in supporting the successful development and implementation of commercial and affordable housing projects within the Black Cultural Zone. This position requires a highly organized and detail-oriented individual with strong organizational, research, and communication skills. The Assistant Project Manager will work closely with the Senior Project Manager and other team members to assist in all phases of project development, from initial concept to construction completion.

Responsibilities

  • Assist the Senior Project Manager in all phases of real estate development projects, including market research and feasibility analysis.
  • Gather market data, analyze competitor projects, and assist in developing project pro formas.
  • Conduct research and assist in preparing permit applications for design and permitting.
  • Assist with site inspections, quality control checks, and contractor coordination during construction management.
  • Assist with tenant screening, lease administration, and property maintenance during lease-up and property management.
  • Conduct research and prepare reports on relevant industry trends, best practices, and funding opportunities.
  • Assist in the preparation of project schedules, budgets, and contracts.
  • Maintain accurate project documentation, including meeting minutes, correspondence, and construction records.
  • Assist in the preparation of funding applications and reports.
  • Support community engagement efforts by attending community meetings and assisting with preparing presentations.
  • Assist in the resolution of construction-related issues and coordination with contractors.
  • Proactively identify and assist in mitigating potential risks and challenges.
  • Other duties as assigned.

Requirements

  • Bachelor's degree in Construction Management, Real Estate, Urban Planning, Architecture, or a related field.
  • 2-5 years of experience in real estate development, construction management, or a related field.
  • Proficiency in Microsoft Office Suite and project management software (e.g., Procore, Primavera P6).
  • Strong organizational and time management skills with the ability to prioritize tasks effectively.
  • Excellent research, analytical, and problem-solving skills.
  • Strong attention to detail and accuracy.
  • Excellent written and verbal communication and interpersonal skills.
  • Knowledge of construction principles, building codes, and permitting processes preferred.
  • Experience working with community stakeholders is a plus.
  • Ability to work independently and as part of a team.

Nice-to-haves

  • Experience with commercial and/or affordable housing development preferred.
  • Proficiency in building information modeling (BIM) software.
