About the position

The Assistant Regional Manager for Multifamily Property Management at Fairfield is responsible for overseeing a portfolio of apartment communities in the Houston, TX area. This hybrid role requires travel throughout the region and involves working on-site as needed. The position focuses on ensuring operational excellence, compliance with regulations, and effective team management while promoting exceptional living experiences for residents.

Responsibilities

  • Interviews, hires, trains, supervises, counsels, and terminates staff in accordance with company policy.
  • Demonstrates exceptional leadership, coaching, guidance, ongoing feedback, and motivation to staff.
  • Ensures adherence to company policies and procedures.
  • Develops, executes, and monitors each property's operation budget.
  • Compiles and analyzes data to manage property budgets and adjusts based on progress toward objectives and company goals.
  • Reviews monthly operating statements with Community Managers to ensure properties operate within budget parameters.
  • Suggests ways to control expenses and manage properties cost-effectively.
  • Works with the compliance team to ensure Community Managers meet affordability requirements.
  • Collaborates with Community Managers to achieve budgeted occupancy levels at budgeted rental rates.
  • Participates in scheduled Lease Rent Optimizer (LRO) calls and makes pricing recommendations to maximize rental income.
  • Ensures effective execution of lease renewal strategies and resident retention plans.
  • Monitors market trends and portfolio competition regularly.
  • Develops, implements, and monitors marketing plans for each property based on competitive analysis.
  • Assesses staffing requirements for each property and makes recommendations.
  • Responds to escalated resident complaints professionally and timely.
  • Reviews social media for online reputation management.
  • Reviews and approves vendor contracts.
  • Documents and reports general liability, workers comp, and property loss claims timely and accurately.
  • Conducts regular property inspections and maintains records of deficiencies and safety hazards.
  • Assists Community Managers in achieving and maintaining budgeted occupancy.
  • Prepares and conducts corporate or investor tours.
  • Collaborates with support departments to improve revenue, marketing strategies, leasing efforts, occupancy, and resident retention.
  • Coordinates with Redevelopment and New Construction regarding property renovations and project statuses, if applicable.
  • Approves and submits timesheets, commissions, and bonuses timely and accurately.
  • Assigns tasks, monitors job progress, and appraises work performance.
  • Conducts regular audits to ensure overall compliance and corrects problem areas with Community Managers.
  • Ensures compliance with bond or tax credit requirements, if applicable.
  • Communicates updates to owners, Asset Managers, and Corporate associates as required.
  • Completes evaluations of associates and makes recommendations for salary increases or advancement.
  • Holds regular staff meetings to ensure timely communication and engagement among team members.
  • Ensures associates are up to date with training and company policies, including fair housing laws and operations manual.
  • Cross trains, coaches, and develops candidates for future opportunities within the company.
  • Resolves associate disputes professionally and promotes retention.
  • Completes company-required training by established deadlines.
  • Complies with all health and safety rules and regulations, as well as applicable laws.

Requirements

  • High school diploma or equivalent required; Bachelor's degree preferred.
  • CAM or CPM certification preferred.
  • Real Estate License preferred.
  • Valid driver's license required.
  • Minimum of five years of progressive multifamily property management experience.
  • Experience with Tax Credit Compliance, EIV, and HUD Section 8 subsidy programs required.
  • Experience with New Build Lease Up required.
  • Experience with Resyndication / Redevelopment preferred.
  • Multi-site management experience preferred.
  • Experience in a leadership position with proven ability to develop and manage a successful team.
  • Experience using Yardi or other related property management accounting software.
  • Experience in writing and maintaining budgets.
  • Prior experience preparing for a REAC inspection, as needed for HUD properties.

Nice-to-haves

  • Bilingual English/Spanish a plus.
  • One or more of the following designations: Certified Occupancy Specialist (COS), Certified Professional of Occupancy (CPO), Housing Credit Certified Professional (HCCP), Certified Credit Compliance Professional (C3P).
