About the position

The Assistant Regional Property Manager will support the Regional Property Manager in overseeing the operations of multiple properties, ensuring they meet company standards and financial goals. This role involves a mix of administrative duties, staff training, and on-site property management, requiring strong time management and communication skills. The position is based in Las Vegas and may involve travel for site visits and training.

Responsibilities

  • Assist Regional Asset Managers in all aspects of asset management.
  • Help educate, train, and provide feedback to property level employees to improve overall profits and stay within location budgets.
  • Travel to properties as needed to provide training, oversight, feedback, and corrective measures to on-site property staff, contractors, and vendors.
  • Perform administrative duties related to assisting functions of properties such as processing delinquencies, assisting with backlog, audits, data entry, gathering vendor bids, handling utility changes, and running reports for KPIs.
  • Comply with and assist in educating property staff regarding local, state, and federal regulations and laws.
  • Provide innovative and creative ideas during team meetings.
  • Support the efficient operation of assets.
  • Assist in managing revenue and expenses and make sound business decisions to ensure budget and financial guidelines are met.
  • Help achieve income and occupancy goals by offering superior sales skills, customer service, and relationship management.
  • Collaborate with AM and Marketing to identify and implement opportunities to increase revenue that enhance the asset's value.
  • Maintain an in-depth, ongoing knowledge of the local market and economic trends and implement marketing plans accordingly.

Requirements

  • High School diploma or equivalent.
  • Previous property management experience preferred.
  • Valid Driver's License required.
  • Familiarity with property management software systems.
  • Understanding of property management laws, regulations, and compliance standards, including Fair Housing Laws.
  • Demonstrated experience managing and communicating with dissatisfied tenants.
  • Working knowledge of computers and Microsoft Office products.
  • Ability to effectively communicate with various levels within the organization.
  • Ability to make logical and sound decisions.
  • Strong problem-solving skills.
  • Strong organizational and multi-tasking skills.
  • Ability to work remotely while traveling.
  • Willing and able to work extended hours when necessary, including weekends and holidays.
