About the position

The Assistant Service Manager plays a crucial role in the day-to-day maintenance operations of a new apartment community, ensuring compliance with Shea Properties standards and policies. This position involves performing various maintenance tasks, providing direction to service staff, and maintaining a safe and efficient living environment for residents. The role requires a blend of technical skills, customer service, and project management abilities to effectively manage maintenance requests and ensure timely completion of work.

Responsibilities

  • Assist the Service Manager in daily maintenance operations of the apartment community.
  • Perform carpentry, plumbing, painting, electrical, HVAC, masonry, and general maintenance repairs.
  • Prioritize and complete maintenance work and service requests in a timely manner.
  • Conduct scheduled preventative maintenance as per the community's program.
  • Inspect rent-ready apartments to ensure all maintenance items are completed before move-in.
  • Organize parts and materials for maintenance tasks to ensure efficiency.
  • Maintain inventory and storage facilities in an orderly condition.
  • Provide on-call maintenance support during evenings, weekends, and holidays as scheduled.
  • Make recommendations for new technologies and methods to improve operating costs.
  • Maintain personal hand tools and ensure they are in good working condition.

Requirements

  • Basic computer skills to create and close out work orders.
  • Ability to perform advanced maintenance tasks including HVAC, plumbing, electrical, and carpentry.
  • Effective oral and written communication skills.
  • Exceptional customer service skills.
  • Project management skills for planning and organizing tasks.
  • Ability to negotiate and resolve conflicts.
  • Knowledge of First Aid and Safety procedures.
  • High School Diploma or equivalent with specialized courses in relevant fields.
  • Minimum of 2 years property management experience in advanced maintenance.

Nice-to-haves

  • Experience in property management or maintenance supervision.
  • Familiarity with safety regulations and compliance standards.
