About the position

D.R. Horton, Inc., the largest homebuilder in the U.S., is seeking an Assistant Superintendent to join our team in High Point, NC. The Assistant Superintendent will play a crucial role in assisting the Superintendent with the management of the community job site, focusing on home construction while ensuring excellent customer service. This position involves a variety of responsibilities, including scheduling and supervising job site subcontractors, maintaining quality standards, managing costs, conducting homeowner walk-throughs, performing inspections, and overseeing community maintenance and upkeep. Additionally, the Assistant Superintendent will enforce safety standards to ensure a safe working environment for all personnel involved in the construction process. The ideal candidate will be responsible for inspecting each home daily to assure the quality of workmanship, ensuring that all work aligns with plans and specifications, and determining the status of construction as it compares to the production schedule. The Assistant Superintendent will also schedule and walk all inspections with inspectors, ensuring that each completed home is ready for the homeowner walk-through and closing sign-off. This includes noting outstanding items from the homeowner walk-through and scheduling necessary repairs. The role requires conducting homeowner orientations and additional walks to ensure homeowner satisfaction, as well as managing subcontractors to ensure they are continually evaluated on quality, safety, scheduling, and cost control measures. In the absence of the Superintendent, the Assistant Superintendent will ensure that all schedules, policies, and guidelines are maintained. This position requires a commitment to customer satisfaction, the ability to develop and maintain positive relations with subcontractors and homeowners, and a strong understanding of building codes, construction materials, methodologies, terminology, and construction scheduling. The Assistant Superintendent will conduct all business in a professional and ethical manner to serve customers and enhance the goodwill and profit of the company. The role may require working overtime and additional hours as necessary to meet business needs.

Responsibilities

  • Assist the Superintendent with the management of the community job site as it relates to home construction.
  • Schedule and supervise job site subcontractors.
  • Maintain quality standards and manage costs.
  • Conduct homeowner walk-throughs and inspections.
  • Enforce safety standards on the job site.
  • Inspect each home daily to assure quality of workmanship.
  • Schedule and walk all inspections with inspectors.
  • Ensure completed homes are clean and meet quality standards before homeowner walk-throughs.
  • Note outstanding homeowner walk-through items and schedule repairs.
  • Conduct homeowner orientation and additional walks to ensure satisfaction.
  • Manage subcontractors and evaluate their performance on quality, safety, scheduling, and cost control measures.
  • Enforce cleanliness standards on job sites and communities.
  • Assist in managing construction materials to prevent damage, waste, and theft.
  • Support the construction schedule to deliver the highest quality product on time and within budget.
  • Develop and maintain positive relations with subcontractors and homeowners.
  • Develop knowledge in building codes, construction materials, methodologies, terminology, and scheduling.
  • Ensure all schedules, policies, and guidelines are maintained in the absence of the Superintendent.

Requirements

  • High school diploma or GED required.
  • Six months to 2 years of related experience preferred.
  • Valid driver's license and willingness to drive among construction sites during the day and night.
  • Strong verbal and written communication skills.
  • Commitment to customer satisfaction.
  • Ability to read plans and other construction documents.
  • Ability to work with minimal supervision and create a systematic approach to assignments.
  • Ability to converse with customers and all levels of management and personnel.
  • Proficiency with Microsoft Office and email.
  • Ability to stand and walk for extended periods, kneel, bend, climb, and lift up to 50 pounds.
  • Ability to work in various weather conditions and environments.

Nice-to-haves
