About the position

The Associate Director of Maintenance Projects is responsible for overseeing a portfolio of maintenance projects at the Rahway, New Jersey campus, ensuring successful project execution within defined scope, budget, and schedule. This role also supports day-to-day facility operations, including equipment troubleshooting and maintenance, while developing effective maintenance strategies to ensure the longevity and safety of facility equipment. The position requires strong leadership, communication, and analytical skills to manage complex activities and drive continuous improvement initiatives.

Responsibilities

  • Oversee a portfolio of maintenance projects managed by the Integrated Facility Management (IFM) Team.
  • Support day-to-day facility operations, including equipment troubleshooting and maintenance.
  • Identify and prioritize potential maintenance projects, defining the basis and justification for each.
  • Ensure technical quality of project deliverables and successful project execution within defined scope, budget, and schedule.
  • Develop and implement effective maintenance strategies, including preventive and predictive maintenance programs.
  • Lead technical teams and demonstrate safety leadership to maintain a safe work environment.
  • Communicate effectively with stakeholders at various levels, including cross-functional teams and senior management.

Requirements

  • Bachelor's degree in mechanical or chemical engineering, or equivalent science.
  • Minimum 10 years of experience leading small to medium facility maintenance projects as a project manager.
  • Minimum 10 years of experience renovating office and laboratory building facilities and infrastructure.
  • Working knowledge of OSHA, NFPA, Building Code, ASME and other regulatory requirements in design, construction, and renovation of facilities.
  • Strong understanding of engineering principles related to utility equipment and systems, including HVAC, plumbing, electrical, and building automation systems.
  • Ability to develop and implement effective maintenance strategies for facility equipment.
  • Demonstrated ability to lead technical teams and troubleshoot technical issues.

Nice-to-haves

  • Technical knowledge of the design and operation of utilities, including HVAC, power, steam generation, and industrial gases.
  • Technical proficiency with project management systems and software (e.g., MS Project, P6, SAP).
