About the position

The Associate Director of Facilities- Building Systems Management is an integral team member responsible for planning, policy and results for the maintenance and repair and renewal of all building systems. They provide the leadership necessary to achieve the efficient and effective operation, maintenance, and use of all college facilities. The Associate Director has responsibility for construction and renovations to existing facilities, and their systems as assigned. The Associate Director of Facilities- Building Systems Management maintains visibility and credibility throughout the College and the community and serves as leader to the College community. The Associate Director provides leadership and direction in personnel areas, with an emphasis on efficient operation and maintenance of all structural, mechanical, electrical, plumbing, lighting, closed loop, and waste water systems of the College, and any facility or space that the College may rent to serve its mission. This position provides research and support on strategic planning, policy formulation, budgetary decisions, and problem solving.

Responsibilities

  • Provide leadership, supervision of and delegation of responsibilities to the Facilities Staff, including performance evaluations, hiring/onboarding, time off requests, and training.
  • Manage and expand the campus's Building Management System (BMS) to conserve energy use and meet operational needs.
  • Execute and evaluate the department's system of internal controls for maintenance operations compliance with laws and regulations.
  • Maintain and support all preventive maintenance contracts and duties associated with the operations of the college's buildings and mechanical systems.
  • Manage a budget to support maintenance and repair, services, maintenance contracts, and other professional services.
  • Create technical specifications for lease or purchase of materials, equipment, and services for maintaining and upgrading College facilities.
  • Review and provide comments on project plans and specifications to minimize cost overruns and time delays.
  • Maintain the efficient and safe operations of the college's building systems, including cooling towers, chillers, boilers, and more.
  • Ensure all lighting control systems are efficient and operating according to energy codes.
  • Monitor electric and gas consumption and recommend measures to reduce energy use and costs.
  • Ensure campus elevators and lifts are in safe and compliant working order.
  • Enforce regulations governing environmental protection and hazardous waste disposal.
  • Assist State/Local agencies with Facilities inspections to ensure code compliance.
  • Ensure operation of the college's door hardware access and hardware systems.
  • Manage the college's waste water management systems.
  • Implement and manage the college-wide work order system.
  • Ensure campus laboratory equipment is in safe operating order.
  • Assess department needs and manage the department within budgetary constraints.
  • Manage contracts for campus standby generators and their fuel systems.
  • Inspect and evaluate the work of building services crews and independent contractors.
  • Provide planning, cost estimating, and scheduling of in-house construction, installation, renovation, and maintenance projects.
  • Formulate, approve, and implement policies within departmental responsibilities.
  • Be available for emergency call-in and/or dissemination of staff for facilities emergency response.
  • Perform other duties as assigned by the President.

Requirements

  • Experience as a general contractor involving a full range of construction work including electrical and plumbing experience.
  • At least two years of supervisory experience in construction, repair, or maintenance of large commercial buildings.
  • Experience in building maintenance and repair involving a large building or complex.
  • Associate's degree required; preferred in Mechanical, Engineering, Electrical, or Construction.
  • 3 - 5 years of experience related to facilities management, with two years including supervisory duties.
