As part of the Ryder team, the Associate Manager Real Estate Portfolio will handle a variety of tasks related to corporate real estate activities within the assigned region. This role is pivotal in driving consistent corporate real estate objectives and ensuring that all transactions align with Ryder's policies. The Associate Manager will be responsible for requesting brokerage opinions of value (BOVs) and real estate comparables as needed for specific transactions, assisting management in the decision-making process. The position requires attendance at regional staff meetings as required by local senior management and acting as a real estate subject matter expert (SME) for the region. The Associate Manager will influence management at the Business Unit, Region, and Headquarters levels by effectively communicating the strategies necessary to achieve real estate goals within their assigned region. In addition to managing the real estate strategy for the assigned portfolio, the Associate Manager will assist with the annual Property, Plant, and Equipment (PP&E) plan, coordinating portfolio projects with Financial Planning and Control (FP&C). The role involves working closely with brokers to locate new properties and obtain BOVs and comparables, as well as collaborating with Legal, Environmental, Operations, and Sales teams to ensure timely completion of transactions. Maintaining current and accurate portfolio records in the real estate database and complying with Ryder's Corporate Real Estate (RCE) processes and Sarbanes-Oxley requirements are also essential functions of this position. The Associate Manager will continuously evaluate processes related to real estate to identify and eliminate waste, develop short and long-term strategic plans for the facilities in the assigned portfolio, and conduct market tests to ensure that alternatives are evaluated and that all economic considerations are competitive. This role is remote, allowing for flexibility in work location, but does require some travel, estimated at 10%.
