About the position

The Associate of Acquisitions and Development at Bridge Housing Corporation will play a crucial role in supporting the evaluation and assessment of potential real estate acquisitions and the development of multi-family affordable housing. This position is designed for an individual who is eager to contribute to a rapidly growing non-profit organization that focuses on providing affordable housing solutions. The Associate will be involved in various aspects of the acquisition and development process, including market research, underwriting, and transaction management. The ideal candidate will work collaboratively with a team of motivated professionals and will have opportunities for upward mobility within the organization. In this role, the Associate will support the evaluation and assessment of potential real estate acquisitions and development opportunities across California, Oregon, and Washington. This includes conducting thorough underwriting and due diligence for each transaction, which encompasses financial modeling, market surveys, broker interviews, and interactions with property management personnel and local government officials. The Associate will also be responsible for managing real estate and finance transactions effectively, ensuring that all due diligence information, including financial, market, site, and regulatory data, is organized and accessible. Additionally, the Associate will collaborate with the Business Development team to assist in responding to Requests for Proposals and Surplus Land Act notifications, as well as researching public agency funding availability for development site selection. The role requires a strong analytical mindset to provide insights that will inform the organization's investment decisions, including evaluating cash flow waterfalls and coordinating with the capital markets group for financing options. The Associate will also work closely with legal counsel to prepare necessary documentation for transactions and support the preparation and presentation of internal committee presentations for all acquisitions.

Responsibilities

  • Support the evaluation and assessment of potential real estate acquisitions and development opportunities throughout BRIDGE's footprint in CA, OR, and WA.
  • Assist in underwriting and due diligence for each transaction, including financial modeling, market surveys, and broker interviews.
  • Manage real estate and finance transactions, including site and property acquisitions and financial closings.
  • Organize and manage due diligence information, including financial, market, site, and regulatory data.
  • Collaborate with the Business Development team to respond to Request for Proposals and Surplus Land Act notifications.
  • Research public agency funding availability for development site selection.
  • Identify potential development sites in WA, OR, and CA in collaboration with the Business Development team.
  • Provide analysis to inform the organization's investment decisions.
  • Support the evaluation of cash flow waterfalls and coordinate with the capital markets group for financing options.
  • Work with legal counsel to prepare purchase and sale agreements, partnership agreements, and related legal documentation.
  • Assist in the preparation and presentation of Internal Committee presentations for all acquisitions.

Requirements

  • Bachelor's degree in multi-family real estate acquisitions, business, real estate, architecture, planning, or finance; advanced degree preferred.
  • Two to four years of experience in a relevant field.
  • Knowledge of affordable housing finance is desirable.
  • Experience working with internal and external stakeholders.
  • Strong academic background with a focus on real estate development, particularly affordable and mixed-income housing.
  • Excellent problem-solving and creative skills with sound judgment based on accurate information.
  • Strong quantitative, financial analysis, and modeling skills, particularly in Excel.
  • Strong project management skills and follow-through.
  • Exceptional research, writing, and communication skills.
