About the position

The Associate of Acquisitions and Development at Bridge Housing Corporation will play a crucial role in supporting the evaluation and assessment of potential real estate acquisitions and the development of multi-family affordable housing. This position is designed for an individual who is eager to contribute to a rapidly growing non-profit organization that emphasizes upward mobility and teamwork. The Associate will be involved in evaluating and assessing potential development and stabilized acquisitions, which includes conducting market research, underwriting, closing, and transaction management. The ideal candidate will work closely with a team of motivated professionals to ensure the successful execution of real estate transactions across California, Oregon, and Washington. In this role, the Associate will support the underwriting and due diligence processes for each transaction, which involves financial modeling, conducting market surveys, interviewing brokers, and interacting with property management personnel and local government officials. The Associate will also be responsible for managing due diligence information, which includes financial, market, site, and regulatory data. Additionally, the Associate will collaborate with the Business Development team to assist in responding to Requests for Proposals and Surplus Land Act notifications, as well as researching public agency funding availability for development site selection. The position requires a strong analytical mindset to provide insights that will inform the organization's investment decisions. The Associate will evaluate cash flow waterfalls and coordinate with the capital markets group to ensure the feasibility of all debt, equity, and soft sources of finance. Furthermore, the Associate will work with legal counsel to prepare necessary legal documentation for transactions and support the preparation and presentation of Internal Committee presentations for all acquisitions.

Responsibilities

  • Support the evaluation and assessment of potential real estate acquisitions and development opportunities throughout BRIDGE's footprint in CA, OR, and WA.
  • Support the underwriting and due diligence for each transaction including financial modeling, market surveys, broker interviews, and interaction with property management personnel and local government officials.
  • Effectively manage real estate and finance transactions including site and property acquisitions and financial closings.
  • Manage due diligence information including financial, market, site, and regulatory data.
  • Assist and support responses to Request for Proposals and Surplus Land Act notifications in collaboration with the Business Development team.
  • Research public agency funding availability for development site selection.
  • Identify potential development sites in WA, OR, and CA in collaboration with the Business Development team.
  • Provide analysis that will inform the organization's investment decisions.
  • Support the evaluation of cash flow waterfalls and coordinate with the capital markets group for all debt, equity, and soft sources of finance to ensure feasibility.
  • Work with legal counsel in the preparation of purchase and sale agreements, partnership agreements, and related legal documentation necessary to complete transactions.
  • Support the preparation and presentation of Internal Committee presentations for all acquisitions.

Requirements

  • Bachelor's Degree or equivalent in multi-family real estate acquisitions, business, real estate, architecture, planning, or finance; advanced degree preferred.
  • Two to four years of experience in a relevant field.
  • Knowledge of affordable housing finance is desirable.
  • Experience working with internal and external stakeholders.
  • Effective prioritization and organization skills.
  • Ability to work in a highly deadline-driven environment.
  • Excellent communication skills, both written and verbal.
  • Strong quantitative, financial analysis, and modeling skills (Excel).
  • Real estate development experience with emphasis on affordable and mixed-income housing.
  • Excellent problem-solving and creative skills with the ability to exercise sound judgment.

Nice-to-haves

  • Experience in affordable housing finance is desirable.
  • Advanced degree in a relevant field.
