About The Position

The Associate Project Manager II plays a crucial role in supporting the construction project team throughout the design and construction phases of various projects, ensuring adherence to Holland Partner Group's Core Values. This position is designed for individuals who have demonstrated mastery of the Associate Project Manager I functions and are ready to take on more responsibilities. The role involves managing multiple trades on a project with minimal oversight, covering all aspects from buyout through to closeout, including bidding, negotiation, contract generation, change orders, scheduling, forecasting, submittals, and Requests for Information (RFIs). In this position, the Associate Project Manager II will participate in writing proposals and preparing components of both conceptual and detailed estimates for review with their supervisor. They will be responsible for reviewing construction documents and shop drawings to identify constructability issues, conflicts, or other details pertinent to construction. Proficiency in writing specifications for assigned projects is essential, as is the ability to assist or manage design, construction, and close-out processes. The Associate Project Manager II will also assist in preparing project schedules and change orders, and will be expected to review drawings, budgets, schedules, and other project-related matters with the job site superintendent. As a co-leader alongside the project manager and lead superintendent, this role supports on-site activities while also backing the project management team. The Associate Project Manager II will report current cost projections for assigned trades to their supervisor and assist with other cost projections. They will also help prepare subcontractor bid packages and bid tabulations for major trades, negotiate and draft subcontracts for the project manager's review, and ensure that necessary permits are obtained in a timely manner. Monitoring, reviewing, and controlling project costs to ensure completion on schedule and within budget is a key responsibility, as is fostering a productive working relationship with team members, company personnel, and subcontractors. Safety is a priority, and the Associate Project Manager II will monitor and enforce job safety by participating in all safety programs and ensuring compliance with safety requirements. Representing Holland Partner Group in a professional manner at all times is expected, as is conforming to company apparel standards and setting a positive example for all associates. This position may also require performing additional duties as directed to assist the overall team effort.
