About the position

The Associate Property Leasing Agent plays a crucial role in the Real Estate Division of the Economic Development Department, focusing on property level duties, lease administration tasks, and property transactions. This position involves managing a portfolio of City-owned real estate assets, which includes a variety of responsibilities such as leasing, property management, and communication with City tenants and their representatives. The agent will be responsible for negotiating leases, collecting rents, and advising other City departments on property-related matters. Additionally, the role requires reporting on property performance and ensuring compliance with relevant regulations and policies. The Associate Property Leasing Agent will also engage in various related duties that support the overarching goals of the Economic Development Department. Responsibilities

  • Manage a portfolio of City-owned real estate assets.
  • Perform lease administration tasks and property transactions.
  • Negotiate leases and communicate with City tenants and their representatives.
  • Collect rents and report on property performance.
  • Advise other City departments on property-related matters.
  • Ensure compliance with relevant regulations and policies.
  • Engage in related duties that further the goals of the Economic Development Department.

Requirements

  • Bachelor's Degree or equivalent education (minimum completed units = 120 semester/180 quarter).
  • Two years of full-time commercial real estate property transactional experience in areas such as appraisal/valuation, acquisitions and disposition, relocation and right-of-way, property and/or asset management, commercial sales/leasing, or commercial real estate brokerage.
  • A valid California Class C Driver License is required at the time of hire.

Nice-to-haves

  • Experience working for a Telecommunications provider in site acquisition, leasing, or project management.
  • Commercial Real Estate project management experience.
  • Experience working with public agencies and municipalities, including permitting departments and planning groups/commissions.
  • Bachelor's Degree in Real Estate, Business, Land Use/Urban Planning, or Economics.
  • Experience in a governmental or public agency with oversight and evaluation of commercial real estate transactions, land use and development policy, and real estate finance and/or economics.
  • Member of the Appraisal Institute (MAI).
  • A valid state-accredited real estate appraisal license equivalent to the California Bureau of Real Estate Appraisers (BREA) Certified General (AG) license.
  • Experience in complex commercial lease negotiations and administration of ground leases.
  • Experience conducting complex financial analysis and preparing reports.
  • Experience with space planning and leasing of commercial office space.
  • Experience with GIS, mapping and review of surveys, plats and legal descriptions.
  • High-level proficiency with computer programs such as Microsoft Office Suite and Zoom.
  • Experience with FAA regulations as they apply to airport obligated leases and land.
