About the position

The Lead Maintenance Technician is responsible for maintaining the physical integrity of the community, ensuring a clean and well-maintained living environment for residents, visitors, and staff. This role involves anticipating, identifying, and correcting property-related issues while implementing preventive procedures to avoid potential problems. The technician will also oversee maintenance tasks, manage service requests, and ensure compliance with safety regulations.

Responsibilities

  • Maintain the physical integrity of the community and ensure a clean living environment.
  • Anticipate, identify, and correct property-related issues.
  • Perform maintenance tasks and delegate responsibilities to assistants.
  • Oversee and inspect work performed by assistants.
  • Manage a system for handling resident service requests and complete work orders within 24 hours when possible.
  • Coordinate maintenance personnel schedules to ensure 24/7 availability for emergencies.
  • Conduct regularly scheduled safety meetings with staff.
  • Maintain HAZCOM standards and keep MSDS sheets current and accessible.
  • Identify and correct hazardous conditions throughout the community.
  • Manage budget and ensure compliance with safety regulations.
  • Change locks and create make-ready keys.
  • Assist in moving heavy appliances and equipment as needed.
  • Maintain an adequate inventory of spare parts and maintenance materials.
  • Identify utility meter cut-offs and prepare maps indicating the same.
  • Perform work area clean-up and safety-related duties.
  • Keep grounds neat and free of litter.

Requirements

  • Experience in maintenance and repair work.
  • Knowledge of OSHA, EPA, and Fair Housing regulations.
  • Ability to manage budgets and ensure compliance with safety standards.
  • Strong communication skills for coordinating with residents and staff.
  • Bilingual skills are preferred.

  • Experience with preventative maintenance procedures.
  • Familiarity with hazardous materials management.
