About the position

The Bilingual Leasing Agent at HomeTrustee Property Management is responsible for managing the day-to-day operations of an apartment complex in East Charlotte. This role focuses on maximizing income, minimizing expenses, maintaining high occupancy levels, and ensuring resident satisfaction while adhering to company policies and Fair Housing regulations.

Responsibilities

• Run the day-to-day operations of the apartment sites.
• Maximize income and minimize expenses.
• Keep apartments leased and maintained at optimum levels.
• Ensure timely collection and deposit of rents.
• Maintain good community relations.
• Supervise staff handling specific aspects of site operations.
• Treat all prospects, residents, and employees with respect and courtesy.
• Maintain positive public relations between residents, personnel, and the community.
• Process and approve leasing applications and collect appropriate fees.
• Secure renewals at the highest rate.
• Implement programs to increase resident satisfaction and reduce turnover.
• Ensure regular and preventive maintenance is performed.
• Contact residents after service calls to ensure satisfaction.
• Reach out to residents giving notice to vacate to dissuade them from moving.
• Visit competitors quarterly to gather rent, fee, and occupancy statistics.
• Inspect vacant apartments prior to move-in to ensure readiness.
• Enter invoices into the property management system timely.
• Comply with policies regarding key control, safety, and confidentiality.
• Manage social media accounts and vacancy postings.
• Perform other duties as directed by management.

Requirements

• Bilingual proficiency
• High school diploma or GED
• Driver's License
• 1 year of property management experience (preferred)
• Computer skills including Microsoft Word and Excel
• Knowledge of Fair Housing regulations
• Typing skills
• Basic knowledge of web technologies
