About the position

Aeon is seeking a Bilingual Leasing Agent (Spanish-English) to provide sales, marketing, and customer service support at a set of 220 apartment homes in Minneapolis. This position is a very sales-oriented role, and the ideal candidate will be highly goal-oriented. The Bilingual Leasing Agent will report to the Senior Site Manager and will play a crucial role in maintaining the occupancy of the properties by effectively engaging with prospective residents and ensuring a smooth leasing process. The Bilingual Leasing Agent will be responsible for maintaining current knowledge of apartment availability, rates, and features, greeting prospective residents, and discussing their housing needs and desires. This role involves reviewing information packets, floor plans, deposits, and presenting information regarding community offerings. The agent will follow established policies and procedures in the qualification, screening, and acceptance of applicants for residency, ensuring compliance with Fair Housing and Covid safety guidelines. Conducting property and apartment tours is a key responsibility, which includes showcasing amenities, models, and available apartments. The agent will also maintain prospect and leasing information using RentCafe, follow up with prospective residents within 48 hours of showing if a lease was not signed, and send appropriate thank you cards. Additionally, the agent will follow the community lease renewal program to maximize resident renewals and prepare lease-related paperwork accurately and timely, explaining all lease documents to new and existing residents. The Bilingual Leasing Agent will assist with managing the day-to-day operations of the community, working closely with the management office to ensure apartments are ready for move-in and maintained satisfactorily. Completing staff training as required, safeguarding confidential information, and remaining flexible and adaptive to change are also essential aspects of this role. The agent will understand and apply basic principles of good housekeeping and safety while performing other related duties as requested by the supervisor.

Responsibilities

  • Maintain current knowledge of apartment availability, rates, and features.
  • Greet prospective residents and discuss their housing needs and desires.
  • Review information packet, floor plans, deposits, etc. and present information regarding community offerings.
  • Follow established policies and procedures in the qualification, screening, and acceptance of applicants for residency, in line with Fair Housing and Covid safety guidelines.

Requirements

  • Bilingual in Spanish & English with cultural awareness and sensitivity required.
  • At least one year of leasing experience or closely related face-to-face sales experience is strongly preferred.
  • Proven ability to source and attract clients/customers with a demonstrated ability to 'close' a sale.
  • Ability to engage in interpersonal interactions that are culturally responsive, ensuring consideration for differing needs and expectations.
  • Working knowledge of basic accounting practices.
