About the position

The Boutique Property Manager is responsible for managing and coordinating the operations of a property, ensuring effective communication with the Regional Manager and Asset Manager. This role involves overseeing various business processes, developing team members, and maintaining relationships with residents and vendors to achieve property objectives and maximize performance.

Responsibilities

  • Initiates and manages all core business processes including Leasing, Resident Relations, Marketing, Maintenance, Budgeting, Accounts Receivable, Accounts Payable, Vendor Relations, and Team Development.
  • Ensures the office is opened on schedule and models Made-Ready vacant apartments.
  • Physically walks and inspects the property daily, including vacant and occupied apartments as needed.
  • Maintains daily safety logs and communicates effectively with the Regional Property Manager regarding property performance.
  • Maintains professional relationships with Residents, Associates, and Vendors.
  • Conducts monthly and yearly inspections in accordance with city and state codes and Key policy.
  • Secures bids for projects required for the property, in accordance with budget.
  • Trains, coaches, and counsels team members on Key policies and procedures.
  • Conducts move-out walks to support property manager and timely processing of Final Account Statements.
  • Welcomes and shows prospective Residents the property, providing enthusiastic insights during tours and online showings.
  • Handles incoming phone calls professionally and resolves Resident problems satisfactorily.
  • Completes daily reports regarding tours, renewals, notice to vacates, and noteworthy activities.
  • Develops and implements Resident Retention programs.
  • Manages social media for the property, creating content and maintaining a presence on required platforms.
  • Conducts market surveys and utilizes market information for strategic decisions.
  • Follows the Property Manager Checklist monthly and ensures accurate reporting to corporate office.
  • Leads by example and provides outstanding customer service to Residents, Prospective Residents, and team members.
  • Identifies barriers to property objectives and creates solutions using performance data and financial information.
  • Assumes roles for Assistant Manager/Leasing + Sales Specialist when needed and assists them as required.
  • Monitors team member performance and provides constructive feedback.
  • Holds weekly property team meetings to communicate goals and expectations.
  • Conducts on-site safety meetings with the Maintenance Supervisor.
  • Creates a clear vision for the property and communicates expectations to team members.
  • Keeps abreast of industry trends to plan strategies for operational goals.
  • Identifies, interviews, and hires appropriate team members in coordination with HR and Regional Property Manager.
  • Supervises, trains, and leads property team members to achieve operational goals.

Requirements

  • Bachelor's degree in a related field (B.A./B.S. preferred).
  • 3+ years of experience in an on-site property management role.
  • Proficient in Microsoft Word, Excel, Outlook, and OneSite.
  • Strong communication skills, both verbal and written.
  • Effective organizational and time management skills.
  • Ability to work independently with minimal supervision.
  • Supervisory skills and strong interpersonal skills.
