About the position

The Budget Analyst position at AAM is primarily responsible for preparing budgets for Homeowners Associations (HOA) and Condo Associations while providing exceptional customer service to Developer and Homebuilder clients. This role involves reviewing community improvement plans, collecting vendor bids, preparing operating budgets, and updating clients on financial statuses. The position also includes participation in the annual budget cycle and conducting training for Community Managers, all within a supportive team environment that values high performance and employee empowerment.

Responsibilities

  • Review residential community improvement plans and plats for new single-family and condominium communities.
  • Collect vendor bids for landscaping, insurance, etc.
  • Prepare initial HOA or condominium built-out operating budgets that may include a master association, various sub associations and/or benefitted parcels within a master association.
  • Compose detailed narrative regarding HOA or Condominium budget and vendor bid proposals.
  • Prepare cash flow budgets to project subsidies for developer and homebuilder clients, including multi-year budgets as requested by clients.
  • Update clients on financial status monthly/quarterly as per needs of client.
  • Attend regularly scheduled meetings with developer and homebuilder clients to address budgeting and financial concerns.
  • Prepare Reserve Fund reporting and assist in the development of long-term funding strategy.
  • Work with Community Managers on budget updates as needed.
  • Understand subsidy true ups prepared by Builder Billing and address concerns as required.
  • Review closing instructions prepared for developer and homebuilder communities.
  • Participate in the annual budget cycle, including rollout process, with preparation of annual cash flow budgets, annual review of built out budgets, and partner with community managers in overall budget preparation.
  • Conduct training classes for Community Managers as needed.
  • Perform other related duties as directed.

Requirements

  • Bachelor's degree in Business Administration or related field.
  • 1 year of experience as a Budget Analyst, preferably in a homeowner's association management company or similar role.
  • Strong attention to detail.
  • Understanding of budgeting functions and processes.
  • Excellent customer service and communication skills, both oral and written.
  • Computer proficiency, including intermediate/advanced Excel skills.
  • Ability to work effectively and efficiently with minimal supervision.
  • Ability to present accounting information at association board meetings as needed.

Nice-to-haves

  • Proficiency in various accounting software and VMS experience.
  • Homebuilding, community development, or equivalent real estate industry experience.
