About the position

The BAS Electronic Technician at Colonial Williamsburg will play a crucial role in ensuring the efficient operation of the Building Automation Systems (BAS) that monitor and control the environmental conditions of the Foundation's historic buildings. This position involves utilizing advanced technology to oversee current conditions, identify potential system malfunctions, and perform necessary on-site equipment checks and repairs. The technician will be responsible for maintaining optimal temperature and humidity levels, which are vital for both occupant comfort and the preservation of historical artifacts. The role requires a proactive approach to managing the BAS system, ensuring that all components function correctly and efficiently. In addition to technical skills, the BAS Electronic Technician will act as a project manager for various BAS system projects, coordinating with contractors and other stakeholders to ensure successful implementation and maintenance. The technician will also conduct preventative maintenance and inspections on building controls associated with the BAS, addressing any discrepancies that arise. Effective communication is essential, as the technician will serve as the primary facilities management representative, dealing courteously with both internal staff and external contractors. The position demands a high level of technical expertise, including knowledge of HVAC systems, electronic equipment repair, and proficiency in using computer software for electronic communications. The technician will also be responsible for training Console Operators in the field and responding to field problems as the first point of contact before escalating issues to controls vendors. Given the nature of the work, the technician must be prepared to work nights, weekends, and during emergencies, as this role is considered essential personnel.

Responsibilities

  • Utilize Building Automation Systems to monitor current conditions and identify system malfunctions.
  • Perform on-site equipment checks and repairs to ensure proper operation of the BAS system.
  • Maintain optimal environmental conditions (temperature and humidity) for the buildings utilizing automated control.
  • Provide HVAC, mechanical, electrical, computer, and technical support for the continuous operation of the BAS systems.
  • Maintain computer software for electronic communications devices related to the BAS.
  • Act as project manager for BAS system projects, coordinating with contractors and stakeholders.
  • Conduct preventative maintenance and inspections on building controls associated with the BAS system.
  • Research parts for equipment repair and maintain inventory of current stock.
  • Train Console Operators in the field on BAS equipment and operations.
  • Act as the first responder to field problems before calling in controls vendors.

Requirements

  • In-depth knowledge of electronic equipment and repair.
  • Proficient with Microsoft Office products and personal computer hardware.
  • Ability to read and interpret electrical/electronic drawings, blueprints, and schematics specifications.
  • Effective oral and written communication skills.
  • Ability to work nights, weekends, holidays, and emergencies as required.
  • Must possess a valid Commonwealth of Virginia driver's license.
  • Ability to lift and carry 50 pounds.
  • Ability to work at heights above 30 feet on ladders or scaffolds.

Nice-to-haves

  • Associate degree or equivalent from a two-year college or technical school or 5 years' experience in control systems.
  • Knowledge of HVAC systems.
  • Experience with Johnson Controls, Metasys; Automated Logic, Web CTRL; and Trane Tracer Summit, Rover Building Automation software.
  • Ability to repair/replace control modules and install software programs.
  • Understanding of computer network communications and BAS device communications protocols (BACnet, N2, Com Net, and Lon works).
  • Understanding of boilers, chillers, heat exchangers, air compressors, and pneumatic controls as they pertain to HVAC systems.
  • Working knowledge of electronic and electrical meters, ammeters, and test devices.
