About the position

The position involves maintaining the quality and functionality of apartment facilities at City Club Apartments, which combines elements of hospitality and residential living. The role focuses on ensuring resident satisfaction through effective maintenance and repair of apartments and common areas, while adhering to safety and environmental standards.

Responsibilities

  • Interact amicably with residents to identify and address needs or concerns regarding their apartment and building.
  • Maintain confidentiality of co-workers, management, owners, past and current residents, vendors, and all outside contacts.
  • Work with the Chief Engineer to follow the Preventive Maintenance Program guidelines.
  • Maintain curb appeal standards for grounds and landscaping, exterior and interior illumination, pool and spa, and water features.
  • Participate in snow removal as required, including snow shoveling, snow blowing, and de-icing walkways.
  • Perform general maintenance work on vacated apartments to prepare them for new residents, including drywall repairs, electrical and carpentry work, plumbing, and installing new locks.
  • Maintain and repair heating, ventilation, and cooling units within the apartments.
  • Complete routine service requests within 24 hours and follow up with residents to ensure satisfaction.
  • Troubleshoot basic appliance repairs and identify replacement and installation needs.
  • Complete daily pool/spa maintenance and inspections to ensure proper water chemistry and cleanliness.
  • Adhere to established policies related to the Fair Housing Act and follow OSHA, EPA, and NFPA guidelines and standards.
  • Ensure all interior and exterior areas of the property are clean and presentable.
  • Maintain consistent and timely attendance and set an example for co-workers in punctuality.
  • Perform other job-related duties as assigned.

Requirements

  • High School diploma or GED required.
  • Vocational Training Certification required.
  • Minimum of four (4) years of experience within an upscale, luxury multifamily or condo high-rise environment, or high-rise hotel or commercial building.
  • HVAC Certification (EPA Universal); Certified Pool Operator preferred.
  • Demonstrated knowledge and skill of plant equipment, specifically elevators, chillers, and boilers.
  • Demonstrated skills in plumbing, electrical, mechanical, drywall repairs, and carpentry.
