The Building Engineer role at Lincoln Property Company is essential for ensuring the smooth operation and maintenance of building systems, equipment, and grounds. This position involves performing general preventative maintenance and corrective repairs, which are crucial for maintaining the integrity and functionality of the property. The Building Engineer will assist in monitoring building system operations and performance, utilizing a diverse skill set that includes plumbing, electrical work, painting, roofing, and heating and cooling systems. A key aspect of this role is to understand and align with client goals and management agreement requirements, ensuring that the engineering team meets these expectations effectively. In this position, the Building Engineer will be responsible for a variety of mechanical maintenance and operational procedures aimed at maximizing the life and reliability of all mechanical systems. This includes performing maintenance and operational duties on HVAC equipment such as rooftop units, self-contained units, chillers, boilers, and pumps. The role also requires knowledge of HVAC control systems, plumbing systems, electrical systems, and lighting systems, as well as familiarity with Computerized Maintenance Management Software (CMMS) and fire safety systems. The Building Engineer will also be tasked with entering equipment information into the property's maintenance record system, responding to tenant work orders, and maintaining a professional appearance at all times. This role requires proactive inspection of the grounds and building conditions, overseeing work performed by outside contractors, and maintaining an inventory of necessary supplies and tools. The Building Engineer is expected to complete service requests, preventative maintenance, and inspection work orders weekly, ensuring that all actions and time taken are documented appropriately. Additionally, the Building Engineer must complete an Overtime Authorization Form for any overtime worked, maintaining clear communication with the Chief Building Engineer.
