About the position

Lincoln Property Company is seeking a skilled Building Engineer to ensure the integrity and efficient operation of all building systems while providing a variety of tenant services. This position is crucial for maintaining the functionality of the building and requires a proactive approach to problem-solving and maintenance. The Building Engineer will work Monday through Friday from 9:30 AM to 6 PM, focusing on a range of responsibilities that include the maintenance and repair of HVAC systems, plumbing, electrical systems, and more. The Building Engineer will be responsible for assisting the Engineering team in the efficient operation, maintenance, and repair of all building systems. This includes hands-on work with HVAC, water treatment, electrical, lighting, plumbing, energy management, fire protection, structural systems, hardware, and keying. The role requires developing skills in installing, fabricating, constructing, troubleshooting, and repairing complex mechanical and electrical equipment. The Building Engineer will receive work assignments, plan the work to be performed, and ensure that all necessary tools, equipment, and materials are available to complete assignments in a timely manner. In addition to technical skills, the Building Engineer must demonstrate knowledge of equipment servicing and employ first-class service procedures and techniques. Following established preventive maintenance and loss control programs is essential. The role also involves maintaining a clean, organized, and safe work environment, including the shop, penthouse equipment rooms, and common areas. The Building Engineer will inspect all areas of the building, report deficiencies, and suggest improvements. Availability for various shifts, including extended hours, nights, weekends, and holidays, is required to ensure adequate building coverage and perform necessary repairs. A positive appearance and attitude, along with exemplary tenant relations and teamwork, are vital for success in this role.

Responsibilities

  • Assist the Engineering team in the efficient operation, maintenance, and repair of all building systems.
  • Maintain and repair HVAC, water treatment, electrical, lighting, plumbing, energy management, fire protection, structural systems, hardware, and keying.
  • Develop skills in installing, fabricating, constructing, troubleshooting, and repairing complex mechanical and electrical equipment.
  • Receive work assignments, plan work to be performed, and obtain necessary tools, equipment, and materials.
  • Complete assignments and paperwork in a timely manner.
  • Demonstrate knowledge of equipment being serviced and employ first-class service procedures and techniques.
  • Follow inspection and service procedures outlined in preventive maintenance and loss control programs.
  • Maintain safe and efficient operation of all equipment, power, and hand tools.
  • Keep the shop, penthouse equipment rooms, and common areas clean, organized, and safe.
  • Follow operational and safety procedures and demonstrate the ability to follow established mechanical/electrical system operating sequences.
  • Inspect all areas of the building and report deficiencies and suggestions for improvement.
  • Be available for various shifts and occasionally work extended hours, nights, weekends, and holidays.
  • Project a positive appearance and attitude at all times and demonstrate exemplary tenant relations.
  • Assist in monitoring contractors, inspecting work, and generating deficiency lists.
  • Respond to after-hours emergencies such as fire, flooding, severe weather, and power outages.
  • Pursue employee development objectives recommended by Chief Engineer, Operations Manager, or Property Manager.
  • Perform other duties as assigned.

Requirements

  • Training and certification in HVAC or Operating Engineer technologies and/or job-related training and experience.
  • 2 years of field experience or equivalent technical training.
  • CFC training and certification or ability to obtain certification for the type of refrigerant serviced preferred.
  • Continuing education in the field.
  • Strong mechanical aptitude.
  • Ability to work independently with routine supervision.
  • Basic computer skills necessary to operate Building Automation Systems.
  • Familiarity with OSHA, NEC, and NFC codes and regulations.
  • Familiarity with DDC controls is a plus.
