About the position

The Building Maintenance Supervisor is responsible for managing the maintenance and housekeeping staff to ensure the proper upkeep of the community's buildings and grounds. This role involves overseeing maintenance operations, ensuring compliance with safety and regulatory standards, and maintaining effective communication with various stakeholders. The supervisor will also handle maintenance requests, inspections, and emergency responses, ensuring a safe and well-maintained environment for residents.

Responsibilities

  • Supervises the community maintenance and housekeeping staff, including hiring, training, evaluating performance, and resolving disciplinary issues.
  • Directs workers engaged in the maintenance and upkeep of the community's interior and exterior.
  • Inspects completed work for conformance to standards and policies.
  • Oversees scheduled maintenance on HVAC, fire and sprinkler equipment, generators, landscaping, kitchen equipment, and emergency pull cord equipment.
  • Coordinates maintenance requests from residents for repairs in their rooms, including plumbing, electrical, heating, and light bulb replacements.
  • Oversees repairs and maintenance of buildings, including vacated rooms, ensuring timely completion of tasks such as painting and carpet cleaning.
  • Maintains positive communication with local fire marshals, building inspectors, state elevator inspectors, and other governing jurisdictions.
  • Assesses plumbing and electrical problems and determines the best course of action to correct them.
  • Reviews safety data sheets for hazardous chemicals and takes necessary precautions.
  • Assesses property damage and files claims in accordance with company policy.
  • Responds appropriately to resident or community emergencies.

Requirements

  • High school diploma or GED required.
  • 5+ years of related experience and/or training, or equivalent combination of education and experience.
  • Valid State Driver's License required for vehicle travel.

Nice-to-haves

  • Knowledge of HFA licensing rules and regulations.
  • Ability to multi-task and prioritize work.
