About the position

Wayne Perry, Inc. is seeking an experienced Commercial Building Maintenance Technician with a strong emphasis on Electrical and Lighting Maintenance to join our Southern California team. This full-time position offers a competitive hourly wage ranging from $23 to $30, depending on experience and certifications. The role requires a commitment to quality service and the ability to work effectively in various environments, including commercial buildings and job sites across the region. As a Building Maintenance Technician, you will be responsible for a variety of tasks that include all aspects of commercial plumbing, such as the installation of toilets, urinals, and faucet systems, as well as troubleshooting and repairing electrical systems, including lighting fixtures and circuit wiring. You will also handle general building maintenance tasks, which may involve repairs to doors, locks, and other structural elements, as well as minor concrete work and maintenance of various systems within the buildings. The position requires the use of a company laptop for job dispatching, timekeeping, and logging work orders electronically. This role demands flexibility, as you will be required to drive to different job sites daily, work long hours, and be available for overtime and on-call duties. Responsibilities

  • Perform all commercial plumbing tasks including installation of toilets, urinals, and faucet systems.
  • Conduct water heater replacements and general pipe work.
  • Troubleshoot and repair all lighting fixtures and systems, including LED and fluorescent lights.
  • Perform lock repairs and replace handles, door locks, and magnetic locks.
  • Carry out general building maintenance including tile work, framing, painting, stucco, and drywall repairs.
  • Execute minor repairs to fencing and concrete removal, including pouring and finishing.
  • Maintain cleanliness of drains and install blinds as needed.
  • Utilize company laptop and software for timekeeping, job dispatching, and logging invoices/receipts.
  • Drive to various job sites daily and manage time effectively for multiple tasks.
  • Be available for overtime and on-call duties as required.

Requirements

  • 5 years of building maintenance work experience (preferred).
  • 5 years of electrical/lighting work experience (preferred).
  • 5 years of plumbing work experience (preferred).
  • Valid Driver's License (required).
  • Electrical experience is required.
  • Non-Residential Lighting Technician (NRLT) Certification or General Electrician License is preferred but not required.
  • Proficient in Microsoft Outlook for email communication.
  • Knowledgeable in electrical communication (data).
  • Familiarity with hand and power tools.

  • Effective written and verbal communication skills.
  • Ability to solve problems on the spot.
