About the position

The Building Operating Engineer is responsible for performing operating and maintenance tasks for assigned properties, ensuring the reliability and efficiency of mechanical systems. This role involves responding to tenant requests, conducting repairs, and maintaining positive relationships with tenants and coworkers. The position operates on the second shift and requires adherence to company policies and procedures.

Responsibilities

  • Complete necessary operating, maintenance, and repair tasks for mechanical systems including HVAC, plumbing, and electrical systems.
  • Respond to trouble calls or requests for assistance from tenants and complete equipment repairs and replacements as directed.
  • Record maintenance and repair information according to management guidelines.
  • Maintain positive working relationships with tenants and respond to requests in a timely manner.
  • Communicate effectively with coworkers, management, and third-party contractors.
  • Attend meetings and training sessions as directed by management.
  • Perform property-specific duties such as monitoring building temperatures and conducting preventative maintenance routines.
  • Install or remove elevator pads as needed and report janitorial issues to management.
  • Maintain air compressors and Emergency Diesel Fire Pumps in good operating condition.
  • Keep accurate records on preventative maintenance and chemical water treatment processes.
  • Complete basic and emergency plumbing repairs and electrical repairs as needed.
  • Re-key, repair, or change locks when necessary and complete service tickets daily.
  • Respond to after-hours emergency calls.

Requirements

  • High School diploma or equivalent; completion of a building trades curriculum at a recognized technical school is desirable.
  • Two to three years of experience in commercial or institutional buildings with complex mechanical, electrical, HVAC, and plumbing systems.
  • Possess trade valid licenses as required by local regulatory authorities.
  • Possess a valid state-issued driver's license for travel to adjacent properties.
  • City of Philadelphia Class A license required.
