About the position

The Building Operations Manager will oversee the maintenance and operation of Hennepin County's library portfolio, ensuring that all facilities are well-maintained and operational. This role involves managing staff, coordinating maintenance activities, and ensuring compliance with safety and operational standards. The position requires a flexible schedule to address building emergencies and is focused on supporting the county's mission to provide excellent service to the community.

Responsibilities

  • Support the maintenance and operation of the county's library portfolio of buildings as directed.
  • Assist with establishing objectives and priorities, assigning responsibilities to staff, and holding staff accountable for work performance as directed.
  • Utilize the preventative/corrective maintenance system (FM:Systems) for assigned facilities as directed.
  • Perform routine building and grounds inspections and generate work orders and assist with projects.
  • Coordinate facility inventories, inspections, periodic facilities surveys, and assist with maintaining the facilities management and 5-year plan for library facilities.
  • Approve invoices for assigned facilities and forecast budget for personal services, supplies, and equipment requirements; service contracts and operating/maintenance project costs.
  • Engage in ongoing professional development including topics related to diversity, equity and inclusion.

Requirements

  • Three or more years of experience in the operations, maintenance, and repair of building mechanical systems and/or grounds, including experience working with skilled and unskilled tradesmen in the operations of a facility and experience in customer relations.
  • Graduation from a university or technical college or an International Facilities Management Association (IFMA) or Building Owners and Managers Association (BOMA) certification in facilities management and one year or more of experience in the operations, maintenance, and repair of building mechanical systems and/or grounds, including experience working with skilled and unskilled tradesmen in the operations of a facility and experience in customer relations.
  • A valid driver's license and the ability to obtain a Hennepin County driver's permit.

Nice-to-haves

  • Experience working on capital and preservation projects.
  • Experience working with general contractors and vendors.
  • Knowledge of BAS, FM:Systems and a basic understanding of building and electrical codes.
  • Experience or education around addressing racial equity, gender equity, LGBTQIA equity, neurodiversity equity, differing ability equity.
  • Ability to promote diversity, equity, and inclusion in work and interactions.
