About the position

The Building Service Worker II position at Service Experts LLC involves performing a variety of skilled and semi-skilled building construction, alteration, and maintenance repair work under the close supervision of an administrative superior. This role is essential in ensuring the upkeep and functionality of the facilities managed by the Property Management department. The worker will assist the Lead Building Service Worker in determining the necessary equipment, tools, and materials required for assigned tasks and may serve as a lead worker over other volunteer workers. The responsibilities include a wide range of tasks such as skilled and semi-skilled painting, carpentry, plastering, masonry, plumbing, metal work, electrical, and mechanical maintenance. Specific duties involve hanging doors, laying flooring, installing partitions and drop ceilings, repairing door closures, and performing other carpentry work. The worker will also be responsible for plumbing tasks such as repairing faucets and unstopping clogged lines, as well as electrical work including installing and replacing light fixtures, outlets, bulbs, and fuses. In addition to these tasks, the Building Service Worker II will maintain and repair locks, appliances, boilers, pneumatic controls, heating and refrigeration systems, and related mechanical devices. The role also includes general custodial functions such as emptying trash, cleaning windows, and maintaining restrooms. The worker will be expected to read, interpret, and work from sketches, diagrams, and blueprints, and perform other duties as assigned. This position requires adaptability to changing work hours, including weekends and holidays, and the ability to be on call 24 hours a day.

Responsibilities

  • Assist the Lead Building Service Worker in determining equipment, tools, and materials required for assigned tasks.
  • Perform skilled and semi-skilled painting, carpentry, plastering, masonry, plumbing, metal work, electrical, and mechanical maintenance.
  • Hang doors, lay flooring, install partitions and drop ceilings, and repair door closures.
  • Repair faucets, unstopped clogged lines, and perform other plumbing work.
  • Install and replace light fixtures, outlets, bulbs, and fuses, and perform other electrical work.
  • Maintain and repair locks, appliances, boilers, pneumatic controls, heating and refrigeration systems, and related mechanical devices.
  • Paint and redecorate walls, woodwork, furniture, and fixtures.
  • Weld, braze, solder, and cut material using oxy-acetylene and electric welding equipment.
  • Perform general custodial functions such as emptying trash, cleaning windows, and sweeping.
  • Read, interpret, and work from sketches, diagrams, and blueprints.

Requirements

  • High school graduation or equivalent education.
  • Two (2) to four (4) years of diversified experience in Building Construction, Alteration, Maintenance, and Repair Work.
  • Considerable knowledge of standard methods, practices, tools, and materials used in building maintenance functions.
  • Working knowledge of hazards and safety precautions common to building maintenance.
  • Skilled in the use of specialized and common tools and materials of several trades.
  • Ability to lead and organize the work of others if assigned.
  • Ability to read, interpret, and work from sketches, diagrams, and blueprints.
  • Ability to make cost estimates of time and materials.
  • Ability to communicate effectively verbally and in writing.
  • Ability to perform moderately strenuous manual labor for extended periods.

Nice-to-haves

  • Valid Utah Driver's License and a good driving record.
  • Experience operating motorized vehicles and equipment, including dump trucks and snow plows.
  • Ability to adapt to changing work hours and schedules.
