Building Superintendent/Porters

About the position

The Building Superintendent/Porter position at Concord Management of NY LLC involves overseeing the maintenance and operations of residential buildings across the five boroughs of New York City. This role is crucial for ensuring tenant satisfaction, performing repairs, and maintaining the overall condition of the properties. The Superintendent and Porter will work closely with the Property Manager and handle various responsibilities related to property upkeep and tenant relations.

Responsibilities

• Review and ensure the condition of the building and individual apartments is maintained appropriately.
• Recommend and implement procedures for improving property operations and performance.
• Prepare vacant apartments for rent, including cleaning and painting.
• Show vacant apartments to prospective tenants.
• Meet with the Property Manager bi-weekly to discuss concerns and updates on building operations.
• Handle building service breakdowns and assess repair conditions at sites.
• Notify the Maintenance Department to arrange for repairs and inspect completed repairs.
• Notify Management of any potential or present violations and recommend follow-up actions.
• Supervise contractors performing repairs at the property.
• Participate in special projects or assignments as requested by management.

Requirements

• High School diploma or equivalent required.
• Minimum of five (5) years of related work experience in residential real estate required.
• Strong knowledge and experience in Electrical, Carpentry, Plumbing, HVAC, and Building Systems.
• Excellent general administrative and management capabilities.
• Good technical skills including email, text, and smartphone use.
• Good verbal communication skills.
