About the position

The Lead Maintenance Technician is responsible for performing a variety of maintenance tasks, including electrical, plumbing, carpentry, and mechanical repairs. This role also involves assisting the Maintenance Supervisor and providing leadership in their absence. The technician will be on-call for after-hours service calls and is expected to respond to emergency work orders as needed. The position requires a strong commitment to maintaining the facilities and ensuring a safe and functional environment for residents and staff.

Responsibilities

  • Perform routine electrical repairs such as wiring, fuses, fixtures, and sockets, and repair/install/service HVAC systems.
  • Conduct routine plumbing repairs including replacing/repairing water heaters, clearing drain lines, and fixing broken pipes and faucets.
  • Execute routine carpentry repairs such as fixing kitchen cabinets, window screens, and door locks.
  • Carry out mechanical repairs on major appliances and operate power tools as needed.
  • Perform unskilled tasks such as painting, floor tile installation, and landscaping duties.
  • Identify, catalog, and procure necessary materials for maintenance operations.
  • Monitor and control supplies and equipment, ordering as necessary according to established policies.
  • Maintain invoices and receipts for supervisor review and approval.
  • Oversee work assignments to meet maintenance metrics in coordination with the supervisor.
  • Respond to emergency work orders that cannot be addressed in a timely manner.

Requirements

  • High school diploma or GED required.
  • Technical training or extensive hands-on experience required.
  • Minimum of 1 year experience in rental maintenance or a similar field preferred.
  • Above-average knowledge of electrical, plumbing, carpentry, and mechanical systems, with specialized knowledge in at least one area.
  • Ability to perform physical labor and lift at least 80 lbs.
  • Valid Class E license and valid insurance required.

Nice-to-haves

  • One or more years of verifiable technical training preferred.
  • Two or more years of facilities maintenance experience preferred.
