About the position

WinnCompanies is seeking a Change of Occupancy Maintenance Manager (COM) to oversee the Change of Occupancy Maintenance processes at Fort Wainwright, AK. This role involves ensuring that maintenance tasks are completed on time, within budget, and to quality standards. The COM Manager will supervise a team of COM Coordinators and Technicians, manage subcontracted work, and ensure compliance with company policies and procedures.

Responsibilities

  • Scope, schedule, and coordinate Change of Occupancy Maintenance (COM) work (internal and contracted).
  • Identify required tasks for COM, including accurate estimations of time and cost for repairs.
  • Utilize the Yardi database to manage the COM process.
  • Perform Quality Control checks throughout the COM process to ensure time and quality expectations are met.
  • Communicate daily with Maintenance department managers to meet goals and targets for COMs.
  • Ensure consistent communication between maintenance department and community/leasing offices.
  • Meet budgetary requirements and forecast volume and cost overages.
  • Ensure vacant houses are turned over quickly to avoid loss of rental income.
  • Participate in hiring, termination, performance management, and progressive discipline in coordination with DOM and HR.
  • Train, coach, and mentor team members.
  • Schedule and adjust technicians' daily workloads.
  • Assist in technician training, truck stock inventories, and employee participation in safety programs.
  • Generate and review weekly and monthly maintenance reports to identify current or potential issues.

Requirements

  • High school diploma or GED equivalent.
  • 3-5 years of relevant work experience in residential/housing.
  • 1-3 years of supervisory experience.
  • A current driver's license in good standing.
  • Demonstrated skills or experience in general maintenance or construction.
  • Experience with computer systems, including Microsoft Office Suite and property management software such as Yardi.
  • Ability to work with a diverse group of people and personalities.
  • Outstanding verbal and written communication skills.
  • Excellent organizational skills, multi-tasking, and strong attention to detail.
  • Ability to adapt to changing priorities and dynamics.
