About the position

WinnCompanies is seeking a Change of Occupancy Maintenance Manager (COM) to oversee the Change of Occupancy Maintenance processes at Fort Wainwright, AK. This role involves ensuring that maintenance tasks are completed on time, within budget, and to quality standards. The COM Manager will supervise a team of COM Coordinators and Technicians, manage subcontracted work, and ensure compliance with company policies and procedures.

Responsibilities

  • Scope, schedule, and coordinate Change of Occupancy Maintenance work (internal and contracted).
  • Ensure accurate estimations of time and cost for repairs.
  • Utilize the Yardi database to manage the Change of Occupancy Maintenance process.
  • Perform Quality Control checks throughout the Change of Occupancy Maintenance process.
  • Communicate daily with Maintenance department managers to meet goals and targets for Change of Occupancy Maintenance.
  • Ensure consistent communication between maintenance department and community/leasing offices.
  • Meet budgetary requirements and forecast volume and cost overages.
  • Ensure vacant houses are turned over quickly to avoid loss of rental income.
  • Participate in hiring, termination, performance management, and progressive discipline.
  • Train, coach, and mentor team members.
  • Schedule and adjust technicians' daily workloads.
  • Assist in technician training and inventory management.
  • Participate in site safety and environmental programs.
  • Generate and review maintenance reports to identify issues and recommend solutions.

Requirements

  • High school diploma or GED equivalent.
  • 3-5 years of relevant work experience in residential/housing.
  • 1-3 years of supervisory experience.
  • Current driver's license in good standing.
  • Demonstrated skills in general maintenance or construction.
  • Experience with Microsoft Office Suite and property management software such as Yardi.
  • Ability to work with a diverse group of people.
  • Outstanding verbal and written communication skills.
  • Excellent organizational skills and attention to detail.
  • Ability to adapt to changing priorities.

Nice-to-haves

  • Vocational or technical training.
  • Certifications in carpentry, painting, plumbing, electrical, HVAC, or appliances.
