About the position

The Changeover Manager at Dickies Arena is responsible for overseeing and managing building changeover and event day operations. This role ensures compliance with safety regulations, manages staff, and coordinates event logistics to provide a seamless experience for guests and clients. The manager will also engage with various departments to maintain operational efficiency and uphold the standards of Trail Drive Management Corp.

Responsibilities

  • Oversee all aspects of Building Changeover/Set-up & Tear Down for events, Event Day Operations as well as crowd & risk management, fire & life safety and ADA compliance.
  • Guarantee compliance with all laws, codes, ordinances, policies, procedures, and safety precautions related to emergency procedures.
  • Serve as Operations designee to the Dickies Arena Safety program to train all employees on fire & life safety and emergency procedures.
  • Maintain up-to-date Safety Data Sheets (SDS) on all materials related to the Operations Department and provide training for staff.
  • Conduct regular inspections of building conversions/changeovers, set-ups, daily housekeeping rounds, and post-event cleaning.
  • Develop, organize, and prioritize workflow, checklists, and operating procedures to ensure departmental efficiencies.
  • Manage subordinate supervisors overseeing Changeover, Event Day Operations & Housekeeping.
  • Oversee department scheduling for changeovers, daily activities, and event set-up & tear down.
  • Manage Time and Attendance for Operations staff, including payroll submissions.
  • Conduct routine staff meetings to discuss procedures, problems, and policy changes.
  • Interview, hire, and train employees; manage performance and address complaints.
  • Implement and train employees on operating procedures, preventive maintenance, and safety policies.
  • Assist in preparation and negotiation of service agreements and vendor proposals.
  • Review and negotiate contracts for compliance with specifications and requirements.
  • Authorize requisition of equipment and supplies within budget guidelines.
  • Assist in preparation of the annual operating budget and recommend capital improvement projects.
  • Engage with the management team for decision-making on facility-specific items and procedures.
  • Maintain effective working relationships with vendors, clients, and patrons.
  • Work closely with other departments to ensure goals are met.
  • Assist Parking Department with operational functions and housekeeping tasks.
  • Assist Landscaping and Grounds crew with daily tasks.

Requirements

  • Bachelor's degree in Hospitality, Management, or Maintenance Engineering or equivalent work experience.
  • Knowledge of applicable laws, codes, ordinances, safety precautions, and emergency procedures related to facility management.
  • 10+ years of experience in facility maintenance, including 5+ years in a supervisory/management capacity.
  • 5+ years' experience in management of public assembly facilities.
  • State of Texas motor vehicle license.
  • Knowledge in operational procedures, facility rigging capabilities, and event-related services.
  • Ability to carry out tasks reliably and adhere to strict deadlines.
  • Keyboarding skills and proficiency in MS Office.
  • Experience in Computer Aided Drafting (CAD) programs.
  • Experience with computerized maintenance management systems (CMMS).
  • Excellent verbal and written communication skills.
  • Ability to prioritize tasks in a fast-paced environment.
  • Ability to work in adverse weather conditions and on your feet for long periods.
  • Self-motivated with strong client relations and staff management skills.
  • Ability to work independently and in a team environment.
  • Superior customer service experience.
  • Ability to develop effective working relationships with internal and external parties.
  • Ability to operate equipment such as light trucks, pallet jacks, and forklifts.
  • Ability to read and comprehend blueprints and specifications.

Nice-to-haves

  • Experience and/or training in the public assembly facility management industry is a plus.
