About the position

As a Superintendent at Invitation Homes, you will oversee the full-cycle property rehab and turnover efforts, ensuring high-quality homes and excellent resident experiences. This role involves managing inspections, coordinating with contractors, and maintaining communication with the leasing team to facilitate smooth transitions for residents.

Responsibilities

  • Conduct Pre Move-Out Visits with residents and document home conditions.
  • Complete Resident Orientations for incoming residents, educating them on home systems and maintenance policies.
  • Perform Move Out Inspections and create comprehensive scopes of work using budgeting programs.
  • Oversee the rehab and turn process, ensuring work is completed correctly and on schedule.
  • Communicate with the Leasing Team regarding completion delays affecting move-in dates.
  • Ensure job site safety during project management visits.
  • Negotiate repair terms with vendors and General Contractors.
  • Perform other duties as assigned.

Requirements

  • High school diploma or equivalent.
  • OSHA 10 certification (must be completed within 90 days for new hires).
  • Minimum two years of project management experience managing multiple projects, budgets, timelines, and quality of work.
  • General knowledge of residential construction including plumbing, electrical, mechanical, HVAC, drywall, and flooring.
  • Experience negotiating with and managing contractors.
  • Professional verbal and written communication skills.
  • Comfortable using a tablet and general business applications (e.g. Outlook, Salesforce).
  • Excellent customer service and interpersonal skills.
  • Current driver's license and automobile insurance.
  • Must provide basic hand and power tools.
  • Ability to work regularly, including weekends and non-traditional holidays if needed.
