About the position

The Colocation Development Manager at Amazon Data Services, Inc. is responsible for leading and directing colocation development transactions, including site selection, financial analysis, contract negotiations, and site development. This role involves formulating long-term development strategies, executing strategic plans, and collaborating with various internal stakeholders to ensure the successful delivery of data center projects. The ideal candidate will have a strong background in real estate development, business, and technical understanding, enabling them to manage complex transactions and drive engagement from inception to completion.

Responsibilities

  • Lead and direct colocation development transactions from beginning to end, including complex site selection, financial analysis, contract negotiations, zoning and entitlements, and site development.
  • Formulate and present long-term development strategies for specific markets to senior management.
  • Execute on the strategic plan while interacting with internal stakeholders such as product teams, energy, fiber, design, construction, legal, and tax.
  • Understand the technical requirements of design engineering teams and develop solutions that meet design and business objectives.
  • Involve in the full construction process to deliver all aspects of a project, including building, data center specific power, and all other site utilities.
  • Prepare and present transaction summaries to the senior management team regarding progress, financial approvals, and overall deal costs/benefits.
  • Support multiple complex contract negotiations simultaneously.
  • Serve as a key member of the Real Estate team in driving innovation and producing results.

Requirements

  • 3+ years of developing, negotiating, and executing business agreements experience.
  • 3+ years of professional or military experience.
  • Bachelor's degree.
  • 2+ years of experience developing strategies that influence leadership decisions at the organizational level.
  • Experience interpreting data and making business recommendations.
  • Experience identifying, negotiating, and executing complex legal agreements.
  • Experience managing programs across cross-functional teams, building processes, and coordinating release schedules.
