About the position

Amazon Web Services (AWS) is seeking a talented Colocation Development Manager to join our Data Center Supply Solutions Team in Austin, TX. This role is pivotal in shaping and executing supply solution strategies to expand our Data Center portfolio and related infrastructure. As a Colocation Development Manager, you will leverage your colocation data center and business background, negotiation skills, and technical understanding to drive the growth of Amazon's technology platform. You will be responsible for leading and directing colocation development transactions from inception to construction-ready, ensuring that all aspects of the project align with our strategic objectives. In this position, you will formulate and present long-term development strategies for specific markets to senior management, while executing the strategic plan in collaboration with internal stakeholders, including product teams, energy, fiber, design, construction, legal, and tax. Your role will also involve understanding the technical requirements of our design engineering teams and developing solutions that meet both design and business objectives. You will be actively involved in the full construction process, delivering all aspects of a project, including building, data center-specific power, and site utilities. You will prepare and present transaction summaries to the senior management team regarding progress, financial approvals, and overall deal costs and benefits. Additionally, you will support multiple complex contract negotiations simultaneously and serve as a key member of the Real Estate team, driving innovation and results. This role requires approximately 25% travel, allowing you to engage with various stakeholders and projects across different locations.

Responsibilities

  • Lead and direct colocation development transactions from beginning to end including complex site selection, financial analysis, contract negotiations, zoning and entitlements, and site development.
  • Formulate and present long-term development strategies for specific markets to senior management.
  • Execute on the strategic plan while interacting with internal stakeholders (e.g. product teams, energy, fiber, design, construction, legal, tax, etc.).
  • Understand the technical requirements of our design engineering teams and develop solutions that meet the design and business objectives.
  • Involve in the full construction process to deliver all aspects of a project to include building, data center specific power, and all other site utilities.
  • Prepare and present transaction summaries to the senior management team regarding progress, financial approvals and overall deal costs / benefits.
  • Support multiple complex contract negotiations simultaneously.
  • Serve as a key member of the Real Estate team in driving our ability to innovate and to produce results.

Requirements

  • 3+ years of developing, negotiating and executing business agreements experience
  • 3+ years of professional or military experience
  • Bachelor's degree
  • 2+ Years of experience developing strategies that influence leadership decisions at the organizational level.
