About the position

The Commercial and Change Order Manager at Infinite Consulting Corp is responsible for managing change orders and claims related to construction projects. This role involves negotiating change orders, preparing necessary documentation, and ensuring compliance with MTA C&D procedures. The position requires strong project management skills and the ability to analyze the impact of changes on project schedules and costs. The manager will work closely with procurement personnel and maintain detailed records of change orders and claims, contributing to the overall success of the projects.

Responsibilities

  • Identify conditions that could lead to a change order or claim.
  • Negotiate design and/or construction change orders, preparing and processing the change order forms for MTA C&D signatures in accordance with MTA C&D procedures and guidelines.
  • Prepare additional work order packages working in conjunction with MTA C&D procurement personnel.
  • Review the contract documents and validate the justification for the additional work orders.
  • Develop scopes of work and cost estimates.
  • Coordinate, negotiate, and process all change orders.
  • Analyze the schedule and cost impact of all additional work orders.
  • Verify daily the amount of time and material provided for approved additional work on a time and material basis.
  • Maintain an up-to-date log of change orders and the status of each change order, submitting it monthly to MTA C&D.
  • Maintain a file of any claims and delays, along with associated costs and causes submitted by the Design-Build Contractor.
  • Make cost and schedule recommendations at the time the claim or delay arises.
  • Make recommendations regarding extensions of time and evaluate if the delay is impactable, estimating impact costs if necessary.
  • Verify the validity of requests, material quantities, labor rates, and labor hours.
  • Submit final recommendations to MTA C&D for approval.
  • Prepare and submit claim responses as required.
  • Maintain costs and schedule records on authorized work performed, actual costs for labor and material, or other basis which require accounting records required by the Design-Build Contract.

Requirements

  • Accounting, business, legal, or related degree.
  • Experience in construction projects.
  • Experience in managing change order processes in accordance with MTA C&D procedures and guidelines.
  • Ability to work within a 'paperless' environment.
  • Strong technical and project coordination skills.
  • Strong written and verbal communication skills.
  • Strong negotiation skills.
  • Knowledge of construction when working in proximity to active MTA operations.
  • Knowledge of MTA, MTA C&D, and NYCT operations, policies and procedures.
  • Knowledge of project management scheduling and estimating.
  • Knowledge of federal and state regulations and industry safety standards (e.g., OSHA).
  • Proficient in the use of personal computer and office software, such as Microsoft Word, Excel, PowerPoint, Outlook, and Adobe Acrobat Professional.
  • Roadway Worker Protection, OSHA, and other necessary training.
  • Valid Driver's License.
