About the position

The Commercial Leasing Coordinator at Truck and Trailer Storage, LLC (TTS) is responsible for managing day-to-day leasing operations, ensuring excellent customer service, and maintaining effective communication with tenants and staff. This role involves overseeing property management tasks, marketing efforts, and compliance with housing laws, all while fostering a positive and inclusive work culture.

Responsibilities

  • Work directly with terminal managers, office managers, bookkeepers, and owners to manage and control daily transactions.
  • Find and validate good tenants through marketing and social media efforts.
  • Assist existing tenants with maintenance requests and customer service needs, enforcing yard rules and guidelines.
  • Translate company core values and principles into actionable steps for growth and performance management.
  • Oversee company operations and employee productivity, ensuring organizational goals are met.
  • Perform day-to-day customer, vendor, and partner interactions with minimal supervision.
  • Manage company cell-phone communications from Monday to Saturday, including urgent after-hours calls.
  • Schedule property visits and showings for prospective tenants.
  • Collect first month's rent and deposits from new tenants.
  • Conduct move-in and move-out property inspections.
  • Prepare leasing documents and contracts for tenants.
  • Provide customer service related to property owner and tenant needs prior to and during tenancy.
  • Conduct new construction and project analysis.
  • Handle billing, invoicing, and collections.
  • Plan meetings and take detailed minutes.
  • Develop and maintain filing systems for client documents.
  • Plan and organize appointments and maintain office supplies.
  • Comply with federal Fair Housing laws and local ordinances.

Requirements

  • At least three years of experience in on-site property management.
  • Background in supervision with a successful track record of accomplishments.
  • Excellent customer service skills with the ability to handle tenant inquiries and resolve conflicts effectively.
  • Proficient in data entry and QuickBooks Enterprise and Online.
  • Sales skills to effectively market properties and negotiate lease agreements.
  • Knowledge of facilities management principles to oversee property maintenance and repairs.
  • Ability to communicate effectively and assertively.
  • Ability to work well under pressure and self-motivate.
  • Ability to supervise staff and maintain safety consciousness.

Nice-to-haves

  • Bi-lingual in English and Spanish is a plus.
