About the position

The Commercial Leasing Specialist is responsible for driving business development by identifying and cultivating relationships with potential tenants for various commercial properties. This role involves negotiating lease terms, conducting market analysis, and executing marketing strategies to attract and retain tenants. The specialist will also analyze financial data to inform leasing decisions and maintain strong tenant relations to ensure satisfaction and long-term partnerships.

Responsibilities

  • Identify, qualify, and cultivate relationships with potential tenants for vacant retail, industrial, and office spaces.
  • Negotiate and finalize lease terms, including renewals and amendments, to optimize revenue and tenant retention.
  • Conduct market research to assess industry trends, competitor activities, and local market conditions.
  • Develop and execute marketing strategies to attract and retain tenants, including creating compelling marketing materials and presentations.
  • Analyze financial data, including pro formas and budgets, to make informed leasing decisions.
  • Build and maintain strong relationships with existing and potential tenants to ensure satisfaction and long-term partnerships.
  • Prepare and maintain accurate records, reports, and other documentation related to leasing activities.
  • Work closely with cross-functional teams, including property management, legal, construction, finance, and accounting, to ensure seamless execution of leasing transactions.

Requirements

  • Bachelor's degree in Business, Real Estate, or related field.
  • North Carolina Real Estate Salesperson license preferred.
  • 2-3 years of experience in commercial real estate leasing, property management, or related field.
  • Strong understanding of commercial real estate principles, lease structures, and legal terminology.
  • Proven track record of successful lease negotiations and closing deals.
  • Excellent communication and interpersonal skills, both verbal and written.
  • Strong analytical and problem-solving abilities.
  • Proficiency in Microsoft Office Suite.
  • Ability to work independently and as part of a team.
  • Strong organizational and time management skills.
  • Willingness to travel within the market area.
