About the position

The Commercial Property Manager is responsible for overseeing the operations of office buildings, ensuring high standards in property management, tenant satisfaction, and asset value enhancement. This role requires a proactive leader who can manage daily operations, financials, tenant relations, and compliance while driving efficiency and operational excellence across the office portfolio.

Responsibilities

  • Direct all daily operations of assigned office buildings, ensuring maintenance, security, and janitorial services meet industry standards.
  • Build and sustain positive relationships with tenants, proactively addressing concerns to encourage tenant retention.
  • Develop and manage budgets, control expenses, and conduct regular financial reporting.
  • Draft lease agreements, review lease redlines, and handle lease negotiations while ensuring compliance and managing renewals.
  • Conduct routine property inspections, coordinate repairs, and ensure building systems are functioning optimally.
  • Handle contract bidding, vendor selection, and relationship management for quality services at competitive rates.
  • Plan and execute capital improvement projects, ensuring timely completion within budget constraints.
  • Maintain compliance with safety regulations and risk management protocols, including emergency preparedness.
  • Lead and complete special projects such as property upgrades and operational improvements.

Requirements

  • Minimum 5 years of experience in commercial property management, ideally with a focus on office buildings.
  • Bachelor's degree in Real Estate, Business, or related field preferred.
  • Proven ability to manage multi-tenant office properties with a solid understanding of landlord-tenant laws.
  • Strong understanding of BOMA standards and Fire Life Safety (FLS) protocols.
  • Strong financial acumen, including budgeting, forecasting, and expense control.
  • Excellent organizational and multitasking skills with attention to detail.
  • Strong negotiation skills with the ability to reach mutually beneficial agreements.
  • Proficiency in property management software (e.g., MRI, Yardi, Appfolio) and Microsoft Office Suite.
  • Exceptional interpersonal and communication skills with a focus on customer service.
