About the position

As a Commercial Property Manager at Prologis, you will play a pivotal role in our Customer Experience Team (CET), dedicated to delivering exceptional service to our diverse customer base across 15 million square feet of industrial properties in the Nashville market. This position emphasizes the importance of customer service and quality building management, allowing you to work closely with some of the biggest names in e-commerce logistics and warehouse operations. You will be part of a local office comprising 25 staff members, backed by the resources and sophistication of a large international company. Your primary responsibilities will include managing customer relationships by ensuring clear communication of terms, conditions, and responsibilities. You will oversee the move-in and move-out processes, conduct property inspections, and coordinate necessary repairs or maintenance. Additionally, you will identify revenue opportunities by leveraging your understanding of Prologis's value-added products and services, aligning them with customer needs. Building and maintaining strong, long-term relationships with your portfolio of customers will be crucial to your success in this role. You will utilize technical tools such as Salesforce to gather data and develop customer insights, while also demonstrating proficiency in lease analysis and administration. Your negotiation and management skills will be essential in ensuring that properties are well-maintained through competitively bid service agreements. A strong financial reporting background will help you meet budget and financial goals for your portfolio, ensuring the overall success of the properties you manage.

Responsibilities

  • Manage customer relationships by ensuring clear communication of terms, conditions, and customer responsibilities.
  • Oversee move-in and move-out processes, conducting inspections, and coordinating necessary repairs or maintenance.
  • Identify additional revenue opportunities by demonstrating an expert understanding of Prologis value-added products and services.
  • Maintain strong, long-term relationships with a portfolio of customers.
  • Utilize technical tools (e.g., Salesforce) to gather data/metrics and develop customer insights.
  • Demonstrate proficiency in lease analysis and lease administration skills.
  • Negotiate and manage service agreements to ensure safe and well-maintained properties.
  • Prepare financial reports to ensure budget and financial goals are met for the portfolio.

Requirements

  • 5+ years of industrial/commercial real estate experience recommended.
  • Possess a valid driver's license with the ability to travel to multiple properties within a given portfolio.
  • Must have a current Real Estate sales license in the State of Tennessee or be able to obtain a license within six months of commencing employment.
  • Dedication to delivering exceptional customer service through proactive and responsive service.
  • Strong interpersonal skills and an ability to develop strong relationships with customers.
  • Experience with property transitions, portfolio acquisitions, or company mergers.
  • Ability to multi-task, prioritize, and work with minimal supervision while managing competing deadlines.
  • Excellent interpersonal and communication skills, with the ability to build and maintain professional relationships with internal and external customers, vendors, and team members.

Nice-to-haves

  • Experience with budgeting cycles and CAM reconciliation processes using analytical skills preferred.
