About the position

As a Commercial Property Manager at Prologis, you will play a pivotal role in managing a diverse portfolio of industrial properties in the Houston market. You will be part of a dedicated Customer Experience Team (CET) that is committed to delivering best-in-class service to our customers, who include some of the biggest names in e-commerce logistics and warehouse operations. Your primary focus will be on customer management, ensuring clear communication of terms, conditions, and responsibilities, while also overseeing the move-in and move-out processes, conducting inspections, and coordinating necessary repairs or maintenance. In this role, you will leverage your expertise to identify additional revenue opportunities by aligning Prologis' value-added products and services with customer needs. Building and maintaining strong, long-term relationships with your portfolio of customers will be essential. You will utilize technical tools, such as Salesforce, to gather data and develop customer insights, ensuring that you are well-informed and able to respond effectively to customer inquiries and needs. Your responsibilities will also include proficient lease analysis and administration, as well as managing service agreements to ensure that properties are safe and well-maintained. A strong financial reporting background will be necessary to meet budget and financial goals for your portfolio. You will be expected to adapt to change and take on new initiatives with a positive attitude, while also managing multiple tasks and deadlines with minimal supervision. Responsibilities

• Manage customer relationships by ensuring clear communication of terms, conditions, and responsibilities.
• Oversee move-in and move-out processes, conducting inspections, and coordinating necessary repairs or maintenance.
• Identify additional revenue opportunities by understanding Prologis value-added products and services and aligning them to customer needs.
• Maintain strong, long-term relationships with a portfolio of customers.
• Utilize technical tools (e.g., Salesforce) to gather data and develop customer insights.
• Conduct lease analysis and lease administration.
• Negotiate and manage service agreements to ensure safe and well-maintained properties.
• Prepare financial reports to ensure budget and financial goals are met for the portfolio.

Requirements

• 5+ years of industrial/commercial real estate experience recommended.
• Possess a valid driver's license with the ability to travel to multiple properties within a given portfolio.
• Dedication to delivering exceptional customer service through proactive and responsive service.
• Ability to adapt to change and take on new company initiatives positively.
• Experience with property transitions, portfolio acquisitions, or company mergers.
• Ability to multi-task, prioritize, and work with minimal supervision while managing competing deadlines.
• Ability to process data and complete recurring variance reports.
• Excellent interpersonal and communication skills, with the ability to build and maintain professional relationships with internal and external customers, vendors, and team members.
• Strong organizational and time management skills, with the capacity to prioritize tasks and meet deadlines.
• Experience with budgeting cycles and CAM reconciliation processes using analytical skills preferred.
