About the position

We are seeking a highly skilled and experienced Commercial Property Manager with a unique background in maintenance to join our dynamic team. The ideal candidate will be responsible for overseeing the daily operations of our commercial properties, ensuring they are well-maintained, efficiently managed, and provide an elevated level of tenant satisfaction. This role requires a strong understanding of property management principles, excellent communication skills, and a hands-on approach to maintenance issues. As a Commercial Property Manager, you will oversee all aspects of property management, including tenant relations, lease administration, budgeting, and financial reporting. You will ensure that properties comply with all local, state, and federal regulations while developing and implementing property management policies and procedures to enhance operational efficiency. Your maintenance background will be leveraged to diagnose, troubleshoot, and resolve maintenance issues promptly and effectively. You will coordinate and supervise maintenance staff and contractors to ensure high-quality and timely completion of work, conducting regular property inspections to identify and address maintenance needs, ensuring properties are in top condition. In addition, you will plan, coordinate, and manage capital expenditure (CapEx) projects, including renovations, upgrades, and major repairs. This includes developing project budgets, timelines, and scopes of work, ensuring projects are completed on time and within budget while monitoring project progress and managing contractors to ensure adherence to quality standards and safety regulations. You will serve as the main contact for tenants, addressing their needs and concerns professionally and timely, facilitating tenant move-ins and move-outs, and fostering positive tenant relationships to promote long-term occupancy and tenant satisfaction. Financial management will also be a key responsibility, as you prepare and manage property budgets, oversee rent collection, lease renewals, and tenant billing, ensuring accuracy and timeliness while providing regular financial reports and updates to senior management. Establishing and maintaining relationships with vendors and contractors will be essential, as you negotiate contracts and ensure quality service delivery while monitoring and evaluating vendor performance to ensure compliance with service agreements and company standards. Lastly, you will ensure that properties meet all safety and compliance standards, including fire safety, accessibility, and environmental regulations, implementing and maintaining emergency response plans and procedures.

Requirements

  • Bachelor's degree in Property Management, Real Estate, Business Administration, or a related field.
  • Minimum of 3 years of experience in commercial property management, with a strong maintenance background.
  • Experience in CapEx project management and construction preferred.
  • Proven ability to manage multiple properties and prioritize tasks effectively.
  • Excellent communication, negotiation, and interpersonal skills.
  • Strong financial acumen and experience with budgeting and financial reporting.
  • Proficiency in property management software and Microsoft Office Suite.
  • Certified Property Manager (CPM) or Real Property Administrator (RPA) designation is preferred.
