About the position
The Commercial Property Manager is responsible for overseeing the day-to-day operations of a portfolio of commercial properties. This includes managing lease coordination, service contracts, financial oversight, and ensuring customer satisfaction. The role requires a strong financial understanding and the ability to manage multiple properties effectively, ensuring they meet company standards and tenant needs.
Responsibilities
- Perform building inspections to evaluate equipment, systems, and grounds.
- Establish annual budgets and review monthly financial reports, providing variance explanations.
- Understand the cash position of assigned properties, including escrow accounts and investor distributions.
- Oversee property incidents, claims, and emergencies.
- Coordinate move-in and move-out activities for tenants.
- Direct property projects, including contracted work and CapEx work.
- Manage delinquency and collection processes for tenants using Yardi.
- Support the commercial leasing team by reviewing lease proposals.
- Ensure all vacant units are ready for showing.
- Assist with tenant estoppels execution.
- Maintain building standards and operation manuals.
- Facilitate property onboarding and offboarding processes.
- Coordinate fire inspection processes and communication.
- Act as a trainer/mentor for Assistant Portfolio Manager(s).
Requirements
- Bachelor's Degree and 4-5 years of related experience in commercial property management.
- CPM, CFM, RPA, or another industry certification preferred.
- Michigan Real Estate License is a plus.
- Strong oral and written communication skills.
- Ability to apply logical thinking to define problems and initiate appropriate actions.
- Strong organizational skills with the ability to prioritize tasks.
- Proven record of providing excellent customer service.
- Experience with Yardi Voyager is a plus.
- Valid driver's license and automobile insurance coverage.
