About the position

The Commercial Roofing Project Manager is responsible for overseeing and managing all aspects of commercial roofing projects, ensuring they are completed safely, on time, and within budget. This role involves direct interaction with clients, subcontractors, and various stakeholders, focusing on contract administration, project execution, and customer service. The Project Manager will lead preconstruction meetings, coordinate logistics, and manage project schedules while maintaining high standards of quality and safety throughout the project lifecycle.

Responsibilities

  • Direct and supervise all activities related to contract administration and supervision.
  • Manage system design, submittal process, product procurement, change orders, and project financial projections.
  • Act as the principal customer service representative for general contractors, building owners, and other stakeholders.
  • Assist Sales and Estimating with responses to new project opportunities and build effective relationships with customers and subcontractors.
  • Participate in project handoff meetings and ensure all forms are filled out according to policy.
  • Review contracts for bid scope and budget consistency, confirming insurance and bond requirements.
  • Establish design document and submittal needs as required by contract documents.
  • Coordinate project-specific logistics with the contract client and ensure timely project setup.
  • Lead preconstruction meetings with the field operations team to review project design and logistics.
  • Implement all contractual requirements and provide necessary correspondence for assigned projects.
  • Visit project sites for meetings, quality control, and overall site management.
  • Establish and manage project schedules to exceed company goals.
  • Review estimates for accuracy and provide purchasing needs to the procurement team.
  • Work with the project team to respond to RFIs and manage change orders throughout the project.
  • Review project job costs weekly for accuracy and forecasting, providing necessary corrections.
  • Develop site-specific safety plans in collaboration with the safety team.
  • Ensure all closeout requirements are provided to the client in a timely manner.

Requirements

  • 10+ years in commercial roofing installations.
  • Strong background in building envelope and construction knowledge.
  • Experience with Coatings, Single Ply, Hot, and Metal roofing systems.
  • OSHA 30 certified.
  • Proficiency with Microsoft Office products.
  • Ability to travel within the region.

Nice-to-haves

  • Experience with LEED and applicable codes.
  • Knowledge of FM Assemblies and warrantable manufacturer assemblies.
