About the position

The Commercial Title Underwriter plays a crucial role in the real estate transaction process by ensuring that all title matters are thoroughly reviewed and finalized. This position involves collaborating with various stakeholders, including clients, underwriters, and the escrow department, to prepare pro-formas and resolve any title issues that may arise. The underwriter is responsible for examining title searches, closing documents, and legal descriptions to determine insurability and compliance with relevant laws and practices. This role requires a keen attention to detail and the ability to manage multiple projects simultaneously while maintaining a high level of accuracy in all documentation and communications. In this position, the underwriter will read and analyze search notes and other title products, ensuring that all information aligns with commitments. They will also review court judgment searches and corporate authority documentation, entering necessary data into the title database and generating documentation for clients. The underwriter will complete the real estate closing process, ensuring adherence to contracts, lender instructions, and company requirements. Collaboration with the escrow department is essential to address title issues such as easements, tax liens, and boundary disputes. The Commercial Title Underwriter must stay informed about changes in laws and practices affecting title policies by reviewing industry publications. Excellent communication skills, both verbal and written, are necessary to effectively interact with clients and team members. The position requires a Bachelor's degree, with a JD degree being highly preferred, along with a minimum of five years of experience in commercial real estate transactions and title products.

Responsibilities

  • Read and examine search notes, other title products, and additional information against commitments to determine insurability.
  • Review and examine plats and legal descriptions against information provided by clients.
  • Review court judgment searches and determine if they attach to the property.
  • Review corporate authority documentation.
  • Enter data into the title database, generate the necessary documentation, and email clients.
  • Complete the real estate closing process ensuring compliance with real estate contracts, lender instructions, title requirements, company requirements, and other written instructions.
  • Collaborate with the escrow department to resolve title issues (e.g., legal descriptions, easements, lot splits, vesting, tax liens, abstracts of judgments, bankruptcies, boundary disputes, encroachments, and list pendants).
  • Read, examine, and prepare updated reports upon request.
  • Examine and prepare all matters and coverage related to surveys.
  • Work with clients and underwriters to finalize policy coverage as requested by the parties.
  • Provide support to the Escrow team and serve as the primary point of contact for underwriting questions.
  • Review industry publications to remain knowledgeable of changes in laws and practices affecting the issuance of title policies.

Requirements

  • Bachelor's degree required; JD degree highly preferred.
  • 5+ years of previous experience with commercial real estate transactions and title products is required.
  • Excellent verbal and written communication skills.
  • Familiarity with all relevant documents produced in preparation for the closing transaction.
  • Punctual, responsive, reliable, and responsible.
  • Able to work with minimal supervision in an independent environment.
  • Knowledge of MS Office (Word, Excel, and Outlook) and Microsoft Teams.
  • A high level of interpersonal skills to handle sensitive and confidential information.
  • Strong organizational skills to handle multiple projects, files, and responsibilities.
  • Demonstrated attention to detail and a focus on accuracy of information.
