About the position

The Community Assistant Manager at Ninebark Apartments is responsible for overseeing the operations of an income-producing property under the supervision of the Community Manager. This role encompasses various functions including personnel management, leasing, community maintenance, financial oversight, and resident relations, ensuring a positive living experience for residents while maintaining the property’s operational standards.

Responsibilities

  • Assist the Community Manager in developing a cohesive team to promote the organization’s quality and professionalism.
  • Inspect property common areas, apartment units, and grounds regularly, providing recommendations for improvements.
  • Ensure effective administration of move-in and move-out processes, focusing on apartment inspections.
  • Collect rent payments from current and previous residents and manage daily community deposits.
  • Distribute non-payment notices and follow up on delinquent accounts, including eviction proceedings.
  • Adhere to company accounting directives and maintain knowledge of federal and state laws regarding collections.
  • Market apartments through phone and in-person promotions, demonstrating features to prospective residents.
  • Maintain accurate records of leasing traffic, move-ins, move-outs, and apartment conditions.
  • Ensure timely renewals of existing residents and support marketing efforts with input on promotions and advertisements.
  • Monitor community market conditions to anticipate changes affecting profitability.
  • Supervise community recreational and social activities, ensuring inspections of common areas and vacant units are completed regularly.
  • Handle resident service requests and concerns, maintaining positive resident relations.

Requirements

  • 2-5 years of experience in property management required.
  • Proficient in Microsoft Word and Excel.
  • Strong customer service skills and communication abilities.
  • Knowledge of Fair Housing regulations and property management software (Entrata preferred).
  • Valid driver's license and reliable transportation.
